Job Title: Project Manager
Duties: Responsible for the successful completion of Heating, Ventilation, and Air Conditioning (HVAC) and plumbing contracts between R&R Mechanical and the client. Evaluate HVAC and plumbing designs using the concepts of Thermodynamics and Fluid Mechanics. Analyze and determine the correct mechanical systems, such as heat exchangers, heat pumps, chillers, cooling towers, supply/return fans, ductwork, controllers prior to releasing them through necessary vendors and then ensure their correct installation, operation and maintenance as required for all contracted projects. Read and communicate all plans and specifications per contracted project drawings. Prepare and track monthly financial forecasts and budgets for all assigned jobs from start to finish. Ensure that the contract is managed in a manner that meets all contractual requirements and financial goals. Oversee the overall operations of the job contract including: coordination of turnover meetings, scope of work, construction schedule, customer relations, job cost management, cost control of project, purchasing guidelines and approval of vendor invoices, project staffing, schedule of values, change order management, value decisions, scope management, attendance at project meetings, compliance of project specifications, foreman coordination of project, and the performance of daily operations. Evaluate and ensure the efficient operation of the project, controlling operational expenses at a minimum level that is consistent with sound industry practices and contractual requirements. Provide administrative and technical direction and supervision to staff in completing work assignments. Discuss, plan, and delegate major project assignments to supervisory staff. Determine building and maintenance priorities that are of significant scope. Provide recommendations concerning hiring, promotion, and termination of field staff. Advise, discuss, and inform client staff on construction matters and problem areas. Execute purchases and payment approval of equipment and subcontractor orders. Coordinate purchases of necessary materials, consumable supplies, rentals, and services through purchasing agents from appropriate sources. Serve as liaison between owners, architects, engineers, general contractors, and subcontractors. Maintain sufficient records, files, controls, and procedures to ensure sufficient management and work production. Enforce safety program and coordinate with Safety Director to ensure field forces receive proper training and that proper site safety practices and procedures are followed. Provide adequate and complete information to administrative staff to ensure proper processing of all project correspondence, records, reports, etc. is completed and submitted in a timely manner and that proper document control and approval is maintained.
Requirements: Master’s degree in mechanical engineering or a closely related engineering field. 1 year of related professional experience in the construction or a closely related industry, including any one of the following: 1 year of experience in project management; 1 year of experience in mechanical engineering; or 1 year of experience with CAD/CAM and BIM software.
Alternatively, a Bachelor’s degree in mechanical engineering or a closely related engineering field. 3 years of related professional experience in the construction or a closely related industry, including any one of the following: 3 years of experience in project management; 3 years of experience in mechanical engineering; or 3 years of experience with CAD/CAM and BIM software.
Salary: $107,037 – $135,000 per year
