Overview

Construction Management & Development, Inc. is seeking a Senior Project Manager to join its Honolulu, HI office. The Senior Project Manager will plan, direct, coordinate, and deliver project activities through the entire project life cycle for major, complex projects with Owner's Advisor and Lender's Advisor roles. The Senior PM ensures projects meet objectives on time, on budget, and in alignment with CMD's methodologies and standards. Essential Duties and Responsibilities

Manage day-to-day office and project activities; assist in establishing project-specific objectives and policies.

Establish communications with clients, project stakeholders, other agencies, and the regulatory community.

Manage budgets and lead the tracking and reporting of project financials.

Lead and direct Project Managers and Assistant Project Managers in tracking project budgets.

Under the direction of a Project Director, prepare, analyze, and monitor cost exposure reports and cash flow projections; maintain comprehensive budgets; prepare, monitor, and maintain schedules.

Foster a collaborative project-focused culture; mentor staff on project management practices, methods, and standards.

Direct daily staff assignments, contribute to office operations, and lead weekly staff meetings.

Establish and implement quality assurance and quality control programs across project activities.

Lead project meetings and facilitate collaboration among client, consultant, and contractor teams.

Provide frequent briefings to clients on milestones, issues, and budget status.

Assist in managing the design team for compliance with standards and codes, deliverables, QA/document control, and scheduling.

Assist in establishing the project delivery strategy including contract type, phasing, and bid packaging.

Provide daily oversight of onsite construction activities.

Oversee processing of submittals, requests for information, shop drawings, substitutions, change proposals and change orders.

Review and approve monthly payment requests by consultants and contractors.

Prepare daily and weekly reports; produce monthly reports detailing project status.

Assist client, design, and builder teams with jurisdictional agency reviews.

Oversee change management processes including notifications, client communications, and resolution with consultants and contractors.

Contribute to the overall organization of the office and provide leadership that supports project delivery and broader operational success.

Minimum Qualifications

Bachelor's degree in Engineering, Construction Management, or Architecture.

Experience managing full healthcare construction project life cycle: preconstruction, design, bidding & negotiating, construction, and closeout.

Minimum 10 years' project management experience delivering healthcare/hospital projects.

Strong computer skills, familiarity with Microsoft Office Suite, and experience with project scheduling systems such as MS Project.

Ability to work in a fast-paced, high-pressure environment and meet tight deadlines as part of a team.

Ability to manage multiple projects effectively; strong leadership skills to drive a team forward.

Excellent written and verbal communication skills.

Estimating experience and project assessments/oversight are a plus.
