The Opportunity
We are seeking a Project Manager to oversee commercial construction projects from start to finish. This individual will manage project schedules, budgets, contracts, and field coordination, while ensuring safe, high-quality delivery. Approximately 75% of work will be office-based and 25% on job sites.
Key Responsibilities
- Project Planning & Pre-Construction
- Collaborate with clients, architects, engineers, and subcontractors to define project scope, budget, and schedule.
- Prepare detailed project plans, including sequencing, milestones, and manpower requirements.
- Review drawings, specifications, and contracts to confirm accuracy and identify potential risks.
- Project Execution
- Direct and coordinate day-to-day construction activities, ensuring compliance with plans and specifications.
- Prepare, review, and process submittals, RFIs, and change orders.
- Manage subcontractor and vendor performance, including bid review, award recommendations, and scope alignment.
- Oversee procurement of materials, equipment, and services to meet schedule deadlines.
- Maintain accurate project documentation, including daily reports and meeting minutes.
- Budget & Financial Oversight
- Develop, track, and manage project budgets, ensuring alignment with company financial goals.
- Prepare monthly project financial reports, billing applications (AIA), and sworn statements.
- Identify potential cost impacts early and recommend solutions to keep projects on track.
- Scheduling & Coordination
- Create, update, and manage project schedules using CPM methodology.
- Coordinate with field superintendents to align manpower, subcontractor activities, and deliveries.
- Anticipate delays or conflicts and implement solutions to minimize schedule impacts.
- Quality & Safety
- Ensure strict adherence to OSHA and company safety policies.
- Partner with superintendents to maintain a clean, safe, and compliant jobsite.
- Perform regular inspections to confirm workmanship and quality standards.
- Client & Stakeholder Communication
- Serve as the primary point of contact for clients, keeping them informed of progress, risks, and solutions.
- Lead and document project meetings with owners, design professionals, and subcontractors.
- Develop long-term relationships by consistently delivering positive outcomes.
Qualifications
- Education & Experience
- Bachelor's degree in Construction Management, Civil Engineering, or related field (or equivalent experience).
- 5+ years of commercial construction project management experience (multi-family and restoration experience a plus).
- Proven ability to manage multiple projects simultaneously, ranging from $2M-$20M+.
- Technical Skills
- Strong understanding of construction contracts, drawings, and specifications.
- Proficiency in Microsoft Office (Word, Excel, Outlook) and construction management software (Procore, Bluebeam, or similar).
- Ability to create and manage CPM schedules (Primavera P6 or Microsoft Project preferred).
- Knowledge of AIA billing, sworn statements, and lien waivers.
- Familiarity with local building codes, permitting processes, and inspections.

- Certifications
- OSHA 30 required (or ability to obtain within 90 days).
- PMP certification a plus
