Position: Project Manager
Location: Slater Builders Corporate Office, Costa Mesa, CA
Position Purpose:
This position is responsible to perform all of the duties as they relate to assisting the Project Team, Project Staff, and Subcontractors in coordinating all operations to ensure successful projects.
The person in this position must possess the knowledge and communication skills to lead and manage Commercial Construction Projects:
- Managing all Project Team personnel.
- Conducts themselves as a team leader with honesty, integrity, reliability and teamwork. A problem solver with a great “work ethic”. Willing and able to mentor team members.
- Co-Create and Co-Manage the Master Project Schedule with developing, updating, and achieving the deadlines set forth in the project schedule using Microsoft Project.
- Co-Managing and overseeing the implementation of the Site Specific Safety Program.
- A positive minded motivator & communicator. Flexible, collaborative, organized, punctual.
- The Primary Point of Contact with the Client, Architects, Engineers and Subcontractors.
- Must have at least five years of related experience for a commercial general contractor in a project manager position. Must be familiar with all aspects of leading a project, estimating projects, procurement, reading blueprints and specifications, writing subcontracts, reviewing shop drawings and submittals, change order management, cost management, scheduling, and project close out.
- A bachelor's degree in construction management – or – the equivalent combination of education and experience is acceptable.
Specifically, the Project Manager is required to have competency with the following:
- Computer skills to include Word, Excel, Outlook, Bluebeam, Procore, and Microsoft Project scheduling applications.
- Responsible for leading the Project Team in setting realistic schedules and meeting all schedule milestones and deadlines.
- Procurement of long lead order items to meet schedule requirements and coordinates all trade sequencing and owner furnished items.
- Responsible for leading the Project Teams in project close-out and facilities training coordination, punch list creation/completion, and final turn-over.
- Reviews and helps to negotiate Owner contracts. Provides front line risk management for the Company on projects.
- Experience with Design Build and Design Assist management and procurement in collaboration with design team partners. Ability to lead a bid team to develop design build projects from the RFQ/RFP process through execution.
- Participating in scheduling manpower for the project as needed. Assists in staffing assignments and monitors direct report workloads and timely completion of assigned tasks. Works to ensure that staffing costs are in compliance with project General Conditions budget.
- Creates and monitors the General Conditions and General Requirements budgets.
- Responsible for quality control and quality assurance. Coordinates and schedules all necessary Pre-Install meetings for key quality elements on each project to ensure a first class end result.
- Reviews and processes monthly subcontractor and owner billings in collaboration with the Accounting Team.
- Creates and submits project change orders in a timely manner to ensure both schedule and costs are addressed and approved in accordance with contract requirements and schedule deadlines.
- A self-starter in developing initiatives and leading teams to successful outcomes.
- Promotes and develops new business and client relationships.
- Highly values training, expertise, and ongoing, continual improvement. Mentors teammates.
- Ability to write RFI’s of multi-trade type Subcontractor questions and process them through the proper A&E team members for answers and closure on issues.
- Runs weekly Owner/Architect meetings with project teammates to ensure a high level of communication and coordination.
- Creates the trade scopes of work for the subcontract exhibits including timely subcontractor buyout coordinated with schedule requirements.
- Leadership in Preconstruction and estimating efforts including defining team responsibilities to meet deadlines. Assists in the review and creation of project bid schedules, budgets, and site logistics planning.
- Plays an integral role in communication and problem solving and acting as a connection point between subcontractors, architects, clients, superintendents, etc.

- Safety certifications are a plus.
