Overview

Construction Project Manager at Tripler Army Medical Center - Honolulu, HI: Onsite Construction Project Manager, responsible for managing daily construction activities for new and repair/renovation projects ranging from $100,000 to $50,000,000. Ensure work is performed in accordance with the Quality Control Plan and Safety Plan. Duties include project planning, scheduling, project accounting/cost control, and providing technical direction. Requires project management experience from conceptual through close-out phases. Onsite Project Manager responsibilities

Generating all project site deliverables, site planning and logistics, contract administration, cost management, time management, quality control management and safety management. Coordinate between contractors, subcontractors; design consultants and staff to provide a completed project on time and under budget and have complete oversight and authority for all onsite construction activity from start to finish. Detailed work activities

Oversee and document all project site operations and activity to ensure contract compliance. Attend design kick off and review meetings. Assist the corporate support office in the development of project staff. Coordinate onsite activity with the corporate office activities. Organize and oversee jobsite administration. Organize and coordinate field supervision. Assist in the procurement of subcontractors and suppliers. Develop, monitor, update and communicate the progress schedule and its periodic revisions. Manage the direct labor force and maintain labor relations. Manage subcontractor schedules, quality of work, coordination with the trades and payments. Coordinate cost-progress targets and production. Identify and resolve all changes. Establish and maintain relations with owner (Government), design professionals, building officials, local businesses, security and emergency personnel. Perform all onsite project reviews and preparatory meetings with owners and subcontractors. Adhere to and maintain project site Safety and Health Plan in accordance with contract documents, regulations and procedures. Adhere to and maintain project site Quality Controls Plan (QCP) in accordance with contract documents and specifications. Interpret plans and specifications for architecture, construction, or engineering projects. Additional Tasks/duties Include

Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. Determine labor requirements. Prepare and submit budget estimates and progress and cost tracking reports. Inspect and review projects to monitor compliance with building and safety codes, and other regulations. Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors. Obtain all necessary permits and licenses. Take actions to mitigate the effect of delays, bad weather, or emergencies at the project site. Schedule the project in logical steps and budget time required to meet deadlines. Interpret and explain plans and contract terms to administrative staff, workers and clients representing the owner. Investigate damage, accidents, or delays at construction sites and ensure that proper procedures are being carried out. Perform onsite documentation for project close-out and as-built drawings. The successful candidate should have sufficient work-related experience. A BS or MS [Engineering/Construction Management] degree is not required but would be favorable. Knowledge of relevant Construction Management policies, procedures, and practices. Current Project Management Professional (PMP) certification issued by the Project Management Institute (Preferred but not Required). Excellent communication skills. Thorough understanding of reading construction drawings. Thorough understanding of MEP building systems. Thorough knowledge of building code compliance and safety standards is essential. ASHE - Healthcare Construction Certificate (Preferred but not Required). OSHA - 30 HR Construction Safety & Health. CPR/First Aid/AED Certification. US Army Corps of Engineers Construction Quality Management for Contractors (Preferred but not required). Physical requirements

Physical requirements may include, but are not limited to, lifting, ascending and descending stairs, climbing, extended sitting or standing, to various degrees.
