The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property. Responsibilities Property Leasing and Administration Regular/daily onsite attendance is required Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and follow-up Complete all leasing paperwork needed before move-in Assist with lease audits, unit walkthroughs, and the turn process Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals Perform administrative tasks as needed Handle resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident events, promotions, monthly newsletter) Contribute to the general upkeep and cleaning of office, common areas, and model Assist in marketing outreach and implementing annual marketing plan Maintain knowledge of the property, competition, and market conditions; complete weekly market survey Provide excellent customer service and monitor service request turnaround Project a favorable image of the community to achieve property objectives Enforce community policies as directed by the supervisor

Education/Experience

High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

Regular movement to accomplish tasks; communicate with others; repetitive motions involving wrists, hands, and fingers Frequently ascend/descend ladders, stairs, and navigate various environments; may stand or sit for prolonged periods Occasionally move to different positions, lift up to 25 lbs, work in varied environments, and handle outdoor conditions
