Role description Under general direction, this position supports the development and implementation of SFO’s property management activities and leasing programs and conducts research and analysis to ensure the maximum economic utilization of SFO’s lands and properties. Design, plan, develop and implement new concession programs in conjunction with Airport stakeholders, tenants and general contractors and vendors. Develop bid packages, prepare legal documents and Commission and Board of Supervisors memoranda for review/approval. Engage in negotiation with tenants on lease terms and condition of lease, permits and agreements. Guide and manage various tenant improvement and construction projects. Represent department in meetings, public forums and stakeholder engagement functions. Develop and train staff on business terms, how to evaluate and analyze business activities, and day-to-day property management functions; oversee various analytical and reporting functions for the department. Supervise the work of staff engaged in airport property management activities and leasing programs. Perform other functions outlined in the 9207 job classification. Minimum Qualifications
Education: Possession of a bachelor’s degree from an accredited college or university; Experience: Four (4) years of experience in the areas appropriate to the assigned position. These areas may include but are not limited to market research, evaluation of economic feasibility of leases, the management and leasing of commercial properties, retail properties, passenger services and advertising, food and beverage concessions, airport/aviation industry tenants, air passenger support services, airline operations, and/or air cargo operations. Education Substitution Additional qualifying experience as described above may substitute for the required education on a year-for-year basis. One (1) year (2000 hours) of additional qualifying experience will be considered equivalent to thirty (30) semester units or forty-five (45) quarter units. Notes One-year full-time employment is equivalent to 2000 hours (2000 hours of qualifying work experience is based on a 40 hours work week.) Any overtime hours that you work above forty (40) hours per week are not included in the calculation to determine full-time employment. 3 to 5 years of experience in airport concessions development including back and front-of-house layout, restaurant infrastructure & connections and local/state sustainability requirements. Includes a solid understanding of restaurants and retail shop design to optimize merchandising, traffic flow. Familiarity with incorporating concession operations into the overall Airport strategy; solid understanding of the aviation industry and its relationship with the traveling public. Solid understanding of food & beverage and/or retail financials. This may include interpreting balance sheets, profit and loss statements and understanding business models. Experience developing and analyzing business sensitivity models to evaluate various potential business outcomes.
