Property Manager – IRN Haus
Location: Irondale/Birmingham, AL

We have transformed a neglected, run-down motel into a vibrant, affordable multifamily property featuring: Fitness center Pet-friendly outdoor area Onsite laundry facility Optional storage units The project has already been featured multiple times in the news and local media as a leading example of mission driven community reinvestment and affordable housing innovation. The first building (60 studio units) will be available to rent mid-September and the second building (166 studio units) will be complete early 2026. We welcome all applicants and proudly include our Veterans, those using HUD-VASH vouchers, as well as residents utilizing affordable housing vouchers (Section 8). Role Overview We're seeking a seasoned Property Manager to lead the lease-up and day-to-day operations of IRN Haus. The right candidate will bring strong management skills, excellent conflict resolution abilities, and a proven ability to maintain order and safety while fostering a positive community environment. Onsite living is available and preferred. Key Responsibilities Oversee daily operations: leasing, rent collection, resident relations Coordinate maintenance, housekeeping, and vendors Ensure compliance with HUD, Section 8, HUD-VASH, ADA, and Fair Housing Manage leasing process: applications, approvals, move-ins Maintain property standards: inspections, safety, curb appeal Prepare financial/occupancy reports for ownership Qualifications 3–5+ years of property management experience (multifamily, affordable, leasing) Experience managing 120+ units Experience with HUD-VASH, Section 8, and affordable housing compliance Strong leadership, management, and organizational skills Excellent conflict resolution and communication skills Ability to maintain order, safety, and compliance in a multifamily community Experience in lease-ups a plus Compensation Base salary + performance incentives (DOE) Onsite living option (preferred) Be part of Birmingham's newest multifamily community - a once run-down motel, now a nationally recognized success story featured in the media.
