Key Responsibilities
Property Operations & Tenant Relations
Conduct regular property inspections and maintain a consistent on-site presence.
Supervise on-site building staff, contractors, and vendors.
Coordinate and oversee repairs, renovations, upgrades, and construction projects.
Manage unit turnovers, including pre-move-in and post-move-out inspections.
Coordinate with leasing teams, brokers, and staff to prepare and lease units and facilitate move-ins.
Maintain professional, responsive communication with tenants via phone, email, text, and property management apps.
Ensure compliance with local and state regulations, code requirements, and violation resolution.
Serve as on-call contact for after-hours emergencies, including nights and weekends.
Financial Management & Collections
Review leases for compliance; prepare and send lease renewals.
Process payments, reconcile resident ledgers, and handle billing disputes.
Post rents, late fees, and other charges; track payment plans and delinquencies.
Work with attorneys and outside agencies on evictions, holdovers, and collections cases.
Monitor accounts receivable aging reports and implement strategies to reduce delinquencies.
Oversee collections process, including sending late notices, negotiating payment arrangements, and pursuing legal remedies when necessary.
Maintain up-to-date data across software platforms and prepare weekly/monthly reports.
Qualifications
Minimum 3 years' experience in residential property management in New Jersey.
Strong knowledge of New Jersey housing regulations, codes, and compliance requirements.
Supervisory experience managing building staff and contractors.
Familiarity with building systems (HVAC, electrical, plumbing) and construction processes.
Proficiency in Microsoft Office and Yardi Voyager, experience with Voyager 8, Rent Café, CRM IQ, and Maintenance IQ modules preferred.
Experience in collections, payment plans, and legal processes for nonpayment.
Excellent organizational, multitasking, and problem-solving skills.
Exceptional communication and resident relations abilities.

Pay: $80, $100,000.00 per year
