Maintenance Technician

MAINTENANCE TECH with HVAC Universal Certification We are looking for Maintenance Technician with HVAC Universal Certification to undertake the responsibility to preserve the good condition and functionality of owned and managed properties. You will perform maintenance tasks of great variety such as painting, HVAC repairs, make ready, and some minor plumbing. A HVAC / Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain all properties managed in the best possible condition. Responsibilities Be able to pass a criminal background check (No violent crimes or Theft) Valid Driver's License and Insurance Be able to lift/hoist 50 – 80 lbs. Abide by OSHA regulations Pass a basic physical Have dependable work vehicle that can carry extension ladders, and 4 x 8 drywall as needed Employee must provide current and updated copy of proof of automobile insurance. A technician is required to have their own basic set of tools and equipment and is responsible for replacement of any broken, lost, or stolen tools. Assignments include but are not limited to: Other job duties to assist in operation of an efficient maintenance team may be required. Repairs include but are not limited to: Heating & Air Conditioning – filter changes and maintenance Plumbing – issues related to faucets, garbage disposals, stoppages, toilets, etc. Minor Electrical – troubleshooting electrical issues, replacement of light fixtures, outlets, etc. Painting – make ready and touch up paint both interior and exterior Make Ready – trash out and make ready of vacant units Preventive Maintenance - changing air filters and smoke detector batteries Mowing lawns, tree trimming Grounds Keeping – Daily inspection of grounds to keep free of trash and debris, if required Daily Inspection of Exterior of the Property for maintenance issues Job Type: Full-time Pay: From $23.00 per hour Expected hours: No less than 40 per week Benefits: Dental insurance Health insurance Paid time off Professional development assistance Retirement plan Vision insurance Work Location: In person
