Purpose of position Leads planning of a construction project before the building begins. Estimates costs of construction, as well as participating in design decisions, evaluations, studies, value engineering and analysis, scheduling, constructability reviews, and more Role and Responsibilities Anticipate the full scope of work required to complete project, including costs, schedule, and risk impacts Review overall project budget to guarantee all scope of work is properly captured throughout each design milestone, from conceptual through construction documents Perform thorough document reviews, including schematic drawings, design development & construction drawings specifications, etc. Develop project specific estimates utilizing vendor pricing, historical cost data and industry cost data sources Develop change order estimates and impacts Support and lead buyout of materials and scopes from vendors Perform detailed quantity takeoffs utilizing industry takeoff software and conventional means Develop project specific qualifications to be submitted to the Owner with RFP responses and/or bids Direct the overall planning and development of new project activities and the activities of all current projects Assist in schedule development and identify opportunities to optimize schedule Evaluate and critique the progress of design development, budget, and schedule. Ensure communication to optimize the design, preconstruction managers and site teams Coordinate with internal teams to define the deliverables needed and the quality expected Lead, mentor and manage all team members Build and maintain positive relationships with clients, subcontractors, vendors, architects, and engineers Qualifications and Education Requirements 10-15 years experience in millwork industry Project management and estimating experience Understanding of blue prints/ability to read and interpret architectural millwork drawings and specifications Ability to properly assess field measurements Excellent math skills Working knowledge of the Microsoft Office Suite with advanced Excel knowledge Knowledge of report handling and documentation flow Ability to meet schedules and ensure prompt deliveries Strong communication skills
