Position Description: The Senior Compliance Manager assists the compliance and leasing department in managing the day-to-day operations. This role works closely with the property managers, residents, and liaises with other departments to coordinate all aspects of daily operations for recertification and leasing, track deadlines, and maintain accurate records. This role handles the process of verifying tenants' income and eligibility for continued occupancy, alongside managing the leasing and renewal of rental units at Spring Creek Towers. The Senior Compliance Manager communicates regularly with tenants to provide direct assistance and is responsible for performing a wide range of clerical and administrative tasks to support daily operations in planning and executing projects, including training team members. This role has significant levels of responsibility and accountability for operational delivery. Position Responsibilities: Assist in day-to-day operations of compliance and leasing Recertification: This involves managing the process of verifying tenants' income and household information annually or as required by regulations (e.g., HUD). This includes collecting necessary documentation, verifying information with third parties, and ensuring compliance with program guidelines. Leasing: This includes tasks such as showing units, preparing lease agreements, processing renewals, and managing the move-in process. Compliance: Ensuring all property management activities, including leasing and recertification, adhere to relevant regulations (e.g., Fair Housing laws, affordable housing program requirements). Tenant Communication: Effectively communicating with tenants regarding recertification requirements, lease-related matters, and addressing any concerns or questions. Record Keeping: Maintaining accurate and organized files/records of tenant information, lease documents, and other relevant data. Coordination: Working in coordination with other departments such as property managers, maintenance teams, and compliance specialists, to ensure smooth operations. Other duties deemed necessary in support of office operations Performance Measurement:

This position will be evaluated based on the incumbents ability to prioritize, time management skills and flexibility. In addition, the incumbents performance will be measured and evaluated according to the standardized tool used for all employees providing service to internal and external customers and incorporating Companys policies and procedures. Knowledge, Skills and Abilities: Knowledge and Skills - Property Management experience preferred Real Estate industry experience preferred Exceptional customer service Knowledge of Microsoft Word and Excel Knowledge of Affordable Housing Programs: Familiarity with programs such as HUD, Project Based and Housing Choice Section 8 voucher programs, Section 236 and other relevant regulations is crucial. Income Verification: Expertise in collecting, verifying, and managing tenant income and asset information. Leasing and Lease Management: Experience with leasing procedures, lease preparation, renewals, and tenant communication.
