The Difference You Will Make: You will have the opportunity to lead our experienced Preconstruction team to develop construction estimates and proposals for new build and existing building renovation of commercial, manufacturing and mission critical facilities. On the Preconstruction team, you will work with our clients to understand their needs, and then prepare conceptual, design-build, and hard bid estimates and proposals to deliver a solution that fits. Your experience will get you the job; your professionalism, integrity, and customer focus will ensure your success.
A Typical Day/Job Responsibilities:
· Serve as the subject matter expert on bid opportunities by understanding the drawings, specifications, client expectations, and project site conditions
· Work with project managers and field leadership to ensure constructability and efficiency of major components within the estimate.
· Analyze alternative solutions and construction methods to increase the competitiveness of the bid.
· Analyze subcontractor proposals for accuracy, completeness, and comparability.
· Provide input on the development of the project schedule, including lead times, critical path, and facility constraints.
· Review take-offs to ensure the accuracy of data used in estimates.
· Run the bid review meeting with senior management and project leadership
· Communicate with owners, subcontractors, and other stakeholders throughout the bid process
· Manage the project hand-off process from preconstruction to operations to ensure complete understanding of scope, alternates, exceptions, contingencies, and pricing strategy.
· Participate in and/or lead design-build preconstruction services to manage cost and schedule expectations while the design is in development.
· Support business development efforts through participation in industry associations and client interactions.
· Mentor others on the preconstruction team
About You: (Your Expertise):
· Bachelor's degree in construction management, business administration, or another relevant field.
· Eight (8) or more years of construction experience.
· Experience preparing detailed conceptual estimates and conceptual cost studies from schematic or feasibility-level documentation.
· Firm grasp of unit costs and factors affecting costs.
· Ability to prepare detailed instructions for bidders.
· Ability to be active in preparing and presenting budget/cost to clients.
· Ability to lead and facilitate Value Engineering sessions with the project team and design team.
· Ability to lead the RFP estimate process and proposal with support from business development, marketing, and project teams.
· Ability to identify key concerns and evaluate risk for the company and clients.
· Advanced knowledge of estimating software
