Commercial Construction Project Manager

is responsible for leading and delivering high-quality construction projects for a diverse portfolio of US Property Management's (USPM) commercial properties. The individual in this role will manage all phases of construction and renovation by ensuring projects are delivered on time, within budget, and in compliance with codes and regulations. This position plays a key role in overall project execution by managing the vendor relationships, budgets, and quality control components that come with it. Position Responsibilities: Oversee project execution through all phases, from preconstruction planning to close-out, for multiple construction and renovation projects across hospitality and commercial properties. Ensure the master project schedules and budgets are implemented and adhered to throughout project execution. Perform routine site visits to make sure construction standards are being met and all safety protocols are followed. Develop and refine construction processes and best practices to improve overall project efficiency. Assess project risks and implement plans of action to mitigate them. Develop project budgets and forecasts in collaboration with the accounting and finance teams to ensure cost effectiveness during projects. Negotiate pricing and contract terms with vendors, suppliers, and subcontractors to optimize cost efficiency. Analyze project cash flow and funding requirements and prepare detailed financial reports for internal leadership and external stakeholders. Track and control expenses using construction management software, ensuring compliance with financial policies and controls. Identify, evaluate, and select qualified vendors, subcontractors, and suppliers based on project needs, company standards, and compliance requirements. Develop and maintain lasting relationships with clients, the design community, and organizations to enhance future business development opportunities. Lead the onboarding process for new vendors, ensuring all contracts, insurance, and licensing are in place. Serve as the point of contact for vendor-related issues, including delays, quality concerns, and safety violations. Lead project meetings and ensure consistent communication with all vendors and client stakeholders. Oversee quality control and inspections to maintain compliance with building codes, zoning regulations, and safety requirements for all projects. Obtain and validate all permits, licenses, and documentation and ensure they are maintained appropriately. Ensure strict adherence to ethics and compliance requirements on all projects. Provide leadership in risk evaluation, contract negotiations, and fee and pricing decisions. Qualifications: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field from a four-year college or university preferred. Project Management Professional certification preferred. Certified Construction Manager certification preferred. Three (3) to Five (5) years of experience in project management within the field of construction. Work experience for a commercial construction company required. Working knowledge of the construction industry. High level of proficiency with Project Management Software. Experience with the Microsoft Office Suite, specifically Excel.
