This position is responsible for coordinating the communitys marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Weekend Availability Required Performs all sales and leasing activities to achieve the communitys revenue and occupancy goals by greeting and qualifying prospects, conducting tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing. Inspects apartments prior to move-in and ensures units are move-in ready; coordinates with maintenance on outstanding items. Stays informed about market conditions to impact occupancy; develops short- and long-term marketing plans and follows policies related to concessions and programs to boost occupancy. Designs and executes marketing activities to drive traffic to the community, including referrals, employer outreach, and online tools; adheres to marketing plans and programs. Uses on-site property management software (OneSite, Yardi, etc.) to track availability, leasing activities, and resident data. Ensures show units meet standards for show quality; communicates maintenance needs and prepares the leasing office for daily activities. Follows up with prospects and new residents to finalize lease decisions and renewals. Supports the lease renewal program by preparing renewal letters, meeting renewing residents, and ensuring timely signed renewal documents. Responds quickly and courteously to resident and owner concerns and documents requests as needed.

Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions Incumbents must have a valid drivers license to operate a golf cart on property

Physical Demands

Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in various weather conditions. Lift up to 25 pounds independently and up to 50 pounds with assistance. Occasional travel to assist other properties, attend trainings, and participate in meetings. Flexible work schedule, including evenings, weekends, and holidays.

Hourly rate:

$20.00 - $23.00/hr. Additional Compensation Corporate positions: may be eligible for quarterly or annual bonuses based on performance. Onsite property positions: may be eligible for weekly, monthly, and/or quarterly bonus programs.
