Are you a creative, dynamic, and results-driven marketing professional who thrives in all aspects of marketing? Demmon Partners is looking for a Marketing Manager to lead the marketing strategy for our residential apartment communities.

As our Marketing Manager, you will play a key role in growing occupancy, increasing revenue, and elevating brand awareness across our portfolio.  You’ll report directly to the COO and serve as a strategic thought partner to the Partners, Regional Manager, and Community Managers.

What You Get

  • Compensation: $ $90,000 to $110,000 annual salary (DOE) + annual performance bonus.

Your Responsibilities

Marketing Management

  • Develop and execute campaigns and go-to-market strategies.
  • Recommend and manage budgets, pricing alignment, and lead-generation initiatives; prepare variance reports and performance analytics.
  • Conduct ongoing market and competitor research.
  • Oversee third-party platforms (e.g., Zark, J Turner, AI leasing).
  • Support centralization initiatives and track KPIs (lead sources, conversions, occupancy, ROI, digital analytics).
  • Adjust strategies based on performance data and trends.
  • Present insights and recommendations to leadership.

Print & Digital Marketing

  • Lead digital initiatives including SEO/SEM, paid ads, social media, copywriting, and reputation management.
  • Manage websites, ILS listings, CRM systems, call centers, and automation platforms.
  • Oversee physical marketing (signage, collateral, maps, swag, sales tools).
  • Ensure cohesive branding across digital and physical channels (virtual tours, floor plans, photography, video).

Brand & Creative Oversight

  • Manage brand identity at both corporate and property levels (brand kits, amenity activations, sensory branding).
  • Direct production of visual assets, promotional materials, and advertising collateral.
  • Lead creative development with agencies, photographers, and consultants.
  • Organize corporate and community-level events.
  • Conduct monthly brand audits to ensure compliance and identify opportunities.

Collaboration, Training & Team Development

  • Train on-site teams in marketing tools, sales strategies, and branding standards.
  • Ensure a seamless leasing process from inquiry to move-in; conduct stress tests and Mystery Shops.
  • Partner with property managers, regional leaders, and asset managers to hit occupancy and revenue goals.
  • Manage vendors and support the development of future marketing staff

What You Need

  • High school diploma or equivalent (required).
  • Sacramento-based, with the ability to work from our Sacramento office and travel regularly to property sites (required).
  • Bachelor’s degree in Marketing, Business, Communications, or related field (preferred).
  • 7+ years of progressive marketing experience, including 3+ years in a leadership role within multifamily, real estate, or related industry.
  • Proficiency with Microsoft Office Suite and industry systems (Yardi, Entrata, RealPage, Knock, RentCafe, HubSpot, etc.).
  • Expertise in digital marketing (Google Ads, SEO, social media, automation tools).
  • Experience managing branding, creative assets, and multi-channel campaigns.
  • Excellent writing, copyediting, and proofreading skills.
  • Strength in content marketing, analytics, and optimization.
  • Ability to thrive in an entrepreneurial, fast-paced, and evolving environment.
  • Strong leadership, collaboration, and coaching skills.
  • Exceptional project/time management with attention to detail.
  • Strategic thinker with problem-solving skills and a solutions-oriented mindset.
  • Valid driver’s license, safe driving record, and current auto insurance (required).
  • Able to lift up to 15 lbs. as needed.
