Job Overview
We are seeking a Maintenance Supervisor for a Residential High rise building on Hutchinson Island. You with be responsible for overseeing all aspects of building maintenance, ensuring the property remains in top condition for residents, guests, and staff. You will manage maintenance activities and cleaning staff, coordinate with vendors, and handle routine and emergency repairs to maintain the safety, functionality, and aesthetics of the condominium.
Key Responsibilities:
Building Maintenance & Repairs:
Conduct regular and ongoing inspections of building systems, including HVAC, plumbing, electrical, fire safety, elevators, cooling tower, pumps, boiler, emergency generator, A/V systems, lighting, roofing, lightning protection, etc.
Implement a Preventative Maintenance Program to ensure long-term functionality of equipment, systems, elements and structures.
Respond to and complete resident maintenance requests in a timely and efficient manner. • Maintain building common areas, and recreational facilities to ensure they are clean, safe, and well-maintained.
Troubleshoot and resolve maintenance issues, ensuring minimal disruption to residents.
Staff Supervision & Vendor Coordination Lead, train, and supervise the maintenance and cleaning personnel, ensuring high-quality performance.
Assign daily tasks and work orders while tracking completion.
Safety & Compliance: Ensure all maintenance and construction activities comply with local, state, and federal building codes and safety regulations and building rules and regulations.
Maintain inspection records, permits, and compliance certifications.
Budget & Inventory Management Work with the Property Manager to develop and manage maintenance budgets
Track maintenance-related expenses to ensure cost-effective operations.
Required Qualifications & Skills Experience: 5+ years in building maintenance, facility management, or related fields, preferably in a high-rise or condominium setting
Education & Certifications: High school diploma or equivalent required; technical certifications (HVAC, plumbing, electrical, or general maintenance) preferred.
Compensation & Benefits Salary: Competitive, based on experience and qualifications . • Benefits: Health Insurance Stipend, paid time off, professional development opportunities and overtime pay (if necessary) Work Schedule: Full/ Part-time, with availability for emergency calls, after-hours maintenance, and occasional weekend shifts as needed Job Types: Full-time, Part-time Pay: $ $25.00 per hour Work Location: In person
