Middleburg is a vertically integrated real estate investment, development, and construction firm specializing in attainable rental housing across the southeastern United States. We are seeking to add a Development Associate to our team in Raleigh NC. Our acquisitions, entitlements, financial analysis, capital markets, asset management, property management, development and construction teams all collaborate with each other on their respective responsibilities as it relates to each specific deal to build each project.

The Development Associate will report directly to the Development Partner. This individual is expected to demonstrate strong business acumen, contributing proactively at both the policy and tactical level, while collaborating effectively across the organization. Also, an individual who has strong interpersonal skills with the demonstrated ability to work with a diverse range of personalities and the ability to keep calm under pressure, communicate effectively and multitask.

This position will be full-time, in person, located in Raleigh NC.

Essential Duties & Responsibilities

(including, but not limited to the following): Support underwriting efforts by analyzing market data, operating expenses, and development costs. Contribute to decisions on unit mix, product type, parking strategy, and design. Create and maintain project timelines and capital forecasts to guide internal planning and investor reporting. Assist in the preparation of investment memos and presentations for internal and external stakeholders. Participate in the presentation of new development opportunities to leadership and capital partners. Navigate and manage zoning, entitlement, and permitting processes to keep projects on track. Collaborate with our construction team to ensure projects meet budget and schedule targets. Coordinate with third-party consultants on design, entitlements, and financing documentation. Provide timely project updates and financial reports to our equity and debt partners. Partner with property management teams to drive performance during lease-up and stabilization. Support the disposition process, including broker selection, financial analysis, and buyer coordination through closing. Build strong relationships with local officials, brokers, and consultants to support project success. Represent Middleburg with professionalism and a commitment to community impact. Requirements

Knowledge and Experience:

3-5+ years' experience or advanced degree with qualifying work experience; background in development, civil engineering or land development is ideal. Experience with working on multiple developments with deals averaging $30M+ Proven experience to function independently in a multi-task environment, as well as part of a team. Comfortable in communicating with all levels of management and employees. A high energy, entrepreneurial, self-motivated, and results-oriented individual. Proven ability to display a high attention to detail, analytical, and highly organized. Perform other ad hoc duties as assigned.
