Senior Asset Manager - Chicago role at
Jonathan Rose Companies . This Chicago-based position is responsible for ensuring that the properties and its portfolio meet Rose's financial, social, and environmental goals. Drafts the property business plan based on initial acquisition goals and updates the plan annually to reflect performance and market conditions. Reviews property financials with property management monthly and reports quarterly to investors and the executive team. Advises the property manager on budgeting, capital improvements, physical property conditions, leasing and marketing. The Senior Asset Managers purpose is to create value across the portfolio while providing quality, green housing for residents. Thinks and acts like an Owner, balancing short-term decisions with long-term goals and seeking new responsibilities.

$170,000.00/yr - $190,000.00/yr Responsibilities
Provide financial oversight of the property in the context of the overall portfolio, including drafting the business plan, guidance on operating budgets and 5-year capex plans to meet or exceed goals, and monitoring monthly financials. Address budget variances promptly and optimize value for each deal. Draft timely, detailed reporting for internal use and investor reporting on a quarterly and annual basis; ensure deadlines are met. Coordinate with sustainability and social programming teams to improve environmental performance and community impact. Serve as liaison between ownership and property management; oversee budget adherence and property manager performance. Oversee property operations, including capital improvements, scope, design, budget and on-time completion in coordination with project management staff. Lead refinancing and disposition efforts, including analyses and coordination with lenders, brokers, and the investment committee. Mentor analysts and contribute to team and organizational initiatives; uphold the company mission in communications with communities and industry stakeholders.

Assess and improve environmental performance and maintain operating expense responsibility. Identify opportunities to reduce risk and communicate issues to senior management and investors as appropriate.
Qualifications
7-9 years of experience in affordable asset management, real estate and HUD or State Housing Authority required. Bachelors Degree in Finance, Real Estate or related discipline required; Masters Degree a plus. Advanced financial acumen; strong communication, public speaking and presentation skills. Proficiency with Microsoft Suite; experience with Yardi or Real Page; Power BI a plus. Ability to build and maintain relationships; travel up to 20% required.
Education & Experience
Bachelors Degree in Finance, Real Estate or related field required. Masters Degree in Finance, Business or Real Estate is a plus. 7-9 years of relevant experience required.
Travel
Ability to travel up to 20% of the time.
