Commercial Design-Build Project Manager

Location: Denver, CO

Overview: Our client is a well-established developer/builder specializing in commercial design-build projects across the Denver metro area. Our work spans light industrial, office, mixed-use, and specialty facilities. They pride themselves on delivering high-quality projects with an emphasis on collaboration, innovation, and long-term client partnerships.

Position Description: We are seeking an experienced Commercial Design-Build Project Manager to lead projects from pre-construction through closeout. The ideal candidate will be a strong communicator and problem-solver who can manage design, budgets, schedules, and field coordination while building lasting relationships with clients, subcontractors, and internal teams.

Key Responsibilities

  • Manage design-build projects from concept through completion, ensuring quality, safety, schedule, and budget goals are met.

  • Collaborate with design teams, consultants, and engineers to align design intent with constructability and cost efficiency.

  • Lead project budgeting, estimating, scheduling, and value engineering during preconstruction.

  • Oversee subcontractor procurement, contract negotiations, and performance management.

  • Maintain proactive client communication, providing updates and resolving issues.

  • Coordinate closely with superintendents and field staff to drive project execution.

  • Ensure compliance with local building codes, permitting, and safety standards.

  • Track project financials, prepare reports, and ensure profitability.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.

  • 5-10+ years of experience in commercial construction project management (design-build experience strongly preferred).

  • Proven track record delivering projects $20M+ in size.

  • Strong knowledge of construction methods, contracts, scheduling software, and cost management.

  • Excellent leadership, communication, and negotiation skills.

  • Ability to manage multiple projects in a fast-paced environment.
