Project Manager – Construction & Operations Location: Cleveland, OH Reports to: Principal Project Manager Overview Pepper Pike Capital Partners is seeking a Senior Manager to oversee multiple real estate projects within a designated market. This role blends elements of asset management, construction management, project management, operations, and procurement. The Senior Manager will be responsible for managing 2-3 active projects at a time, ensuring efficiency, quality, financial discipline, and clear communication across all teams. The ideal candidate is highly organized, detail-oriented, and thrives in a fast-paced environment. They must have strong operational knowledge, construction oversight experience, excellent communication skills, and a sense of urgency in driving projects forward. Project Manager

Key Responsibilities Project Manager Oversight Manage 2-3 projects concurrently, from planning through stabilization, ensuring timelines, budgets, and quality standards are consistently met. Oversee all phases of multifamily renovation, rebranding, and repositioning projects. Develop and track detailed project schedules, budgets, and reporting tools. Anticipate risks and delays, recommending proactive solutions to leadership.

Asset & Operations Management Act as the operational owner for assigned properties, aligning construction and management efforts with business plan objectives. Monitor property-level performance during and after renovations, ensuring smooth transition to stabilized operations. Partners with onsite and regional property management teams to optimize occupancy, rent growth, and resident satisfaction. Evaluate asset-level financial performance and provide recommendations for operational improvements.

Construction Project Management Collaborate with contractors, architects, and internal construction teams to ensure design and renovation standards are delivered consistently. Validate construction progress, scope execution, and quality during monthly site visits. Coordinate project phasing to minimize operational disruption while maximizing unit delivery schedules for leasing.

Financial & Lender Relations Prepare, review, and submit lender draw requests, ensuring timely and accurate funding for ongoing projects. Maintain thorough cost tracking, reconciling budgets against actuals, and providing supporting documentation. Monitor project cash flow, aligning funding with construction and operational needs. Local & Municipality Coordination Build and maintain strong relationships with local municipalities, inspectors, and utility providers. Ensure projects comply with building codes, zoning requirements, and permitting regulations. Proactively manage permitting and inspection processes to avoid project delays. Represent the company at municipal meetings, when required, to advocate for project needs. Strategic Execution for Project Management Drive Pepper Pike’s value-add investment strategy by ensuring projects enhance unit interiors, amenities, and long-term asset value. Maintain accountability across all platforms of the project lifecycle while adapting to market conditions. Provide strategic recommendations to principals for design, operations, and financial optimization. Project Manager Qualifications Bachelor’s degree in real estate, Construction Management, Business, Finance, or related field (preferred). 5+ years of experience in project management, construction oversight, asset management, or real estate operations. Strong understanding of multifamily real estate operations, construction processes, and lender funding/draw processes. Proven ability to manage multiple projects concurrently with attention to detail and urgency. Exceptional organizational, communication, and leadership skills. Proficiency with some related software including project management software, construction software, property management software, financial tracking tools, and Microsoft Office Suite. Ability to travel regionally 1–2 times per month. Ability in travel and stay overnight, out of state. Professional certifications in Project Management (PMP) or Certified Construction Manager (CCM) helpful but not required. Understanding or experience with lease agreements, property management and investment property analysis. #PPC
