About the Role: The Project Manager / Estimator is responsible for overseeing residential and commercial roofing and remodeling projects from bid through completion, with a strong emphasis on permitting and regulatory compliance. This role combines cost estimating, project scheduling, permitting coordination, and client communication to ensure projects are delivered on time, within budget, and to quality standards. The ideal candidate will have hands-on experience managing project submittals to city agencies, addressing comments, and ensuring smooth approvals, in addition to strong construction knowledge and organizational skills. Responsibilities: Prepare detailed and accurate cost estimates, bids, and proposals for roofing, siding, and remodeling projects.

Review blueprints, specifications, and scopes of work to determine labor, materials, permitting needs, and time requirements.

Manage the permitting process, including preparing submissions to city agencies, responding to comments, and securing approvals to keep projects on schedule.

Oversee projects from pre-construction through closeout, ensuring budget, schedule, and quality standards are consistently met.

Coordinate subcontractors, suppliers, inspectors, and internal teams to ensure seamless project execution.

Conduct site visits, inspections, and progress meetings with clients and stakeholders.

Track project budgets, scheduling changes, and change orders to maintain cost control and transparency.

Ensure compliance with safety regulations, building codes, permitting requirements, and quality standards.

Provide clear, professional communication with clients to foster strong relationships and deliver excellent customer service.

Qualifications: Proven experience as a project manager, estimator, or construction manager within roofing, siding, or general contracting.

Strong knowledge of construction methods, materials, building codes, and permitting processes.

Demonstrated ability to manage permitting submissions, city inspections, and agency feedback.

Proficiency in project management and estimating software tools.

Excellent organizational, time management, and multitasking abilities.

Strong written and verbal communication skills with attention to detail.

Valid drivers license and ability to travel to project sites as needed.

Desired Qualifications: Bachelors degree in construction management, engineering, or related field.

Hands-on experience with roofing systems, siding products, and remodeling projects.

Familiarity with municipal permitting processes, submittals, and inspections for both residential and commercial projects.

Knowledge of cost-control practices, financial forecasting, and project budgeting.

Experience building strong client relationships and managing multiple active projects simultaneously.
