SUMMARY The Leasing Consultant is responsible for effectively implementing the leasing and marketing program to promote a positive image of the apartment community and to assist management with resident programs and retention. Experience with Affordable Housing programs is required. ESSENTIAL DUTIES AND RESPONSIBILITIES Leasing Consultant duties and responsibilities may include, but are not limited to, the following: Maintain detailed knowledge of the apartment community and its amenities.

Provide a daily inspection of show apartments and model appearance.

Handle all aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, processing applications in a timely manner, typing leases, following up with prospects, and obtaining signatures for completion of leases and paperwork prior to move-in.

Consistently document prospect phone and email contacts; accurately complete the market survey.

Maintain an acceptable closing ratio.

Collect and secure rental payments.

Produce reports in a timely, accurate, and complete manner, including the monthly market survey, locator log, and commission sheets.

Assist in marketing; monitor the accuracy of advertisements and take appropriate action to correct them; accurately and consistently document traffic marketing sources; assist in leasing events and promotions; and assist in weekly outreach community marketing.

Post to approved advertising sources daily as directed.

Maintain organized community office files.

Maintain working knowledge of Fair Housing laws, rules, and regulations concerning apartment leasing and management.

Assist in the inspection of vacant apartments and take appropriate action to prepare them for leasing.

Promote resident retention by assisting with the renewal program.

Report any observed maintenance problems.

Adhere to and comply with company safety policies and rules, and utilize safety appliances as required.

Be consistently courteous and helpful to residents, prospective residents, and co-workers.

Be available for overtime, weekend, holiday, and evening work with supervisor’s approval.

Ability to read, write, and comprehend the English language.

Mathematical skills to calculate prorations.

Excellent telephone and communication skills.

Apartment management and/or sales experience is required.

SKILLS/KNOWLEDGE/ABILITIES

REQUIRED Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
