As the Director of Finance - Vail Residences at Cascade Village, you will serve as the financial leader for our residential rental and ownership portfolio, overseeing all financial operations for individually owned residences, rental management units, and multiple homeowner associations. This strategic role includes full responsibility for budgeting, forecasting, financial reporting, and analysis for the Residences division. You will lead and support the Residences Finance team and partner closely with Operations, Ownership, and Association Boards to ensure financial integrity, compliance, and performance excellence.
Responsibilities Financial Leadership & Strategy
Serve as the primary financial liaison for all residential stakeholders, including unit owners, HOA Boards, and internal leadership.
Lead the budgeting and forecasting process for all residential components including associations, rental programs, and owner-managed services.
Provide strategic financial insights and recommendations to drive business performance and improve owner satisfaction.
Ensure compliance with local, state, and federal financial regulations, as well as HOA governing documents.
Team Management
Supervise and mentor the Residences Finance team, including Assistant Director of Finance and other accounting staff.
Set clear objectives, evaluate performance, and foster professional development.
Accounting Oversight
Oversee monthly and year-end financial close for Residences and Associations, including journal entries, reconciliations, and financial statement preparation.
Ensure accuracy of postings to owner accounts, association dues, and vendor invoices.
Approve and manage billing processes for rental program management fees, association dues, and work orders (Housekeeping, Engineering, etc.).
Owner and Association Services
Present financials and budgets to Association Boards and respond to inquiries in a clear, professional manner.
Manage payments, disbursements, and financial reporting for owner accounts and associations.
Review and oversee monthly owner statements and ensure accuracy and transparency in all communications.
System Management & Reporting
Maintain and enhance financial systems and reporting tools, including Springer-Miller Systems (SMS), QuickBooks, and Microsoft Excel.
Continuously improve processes and workflows for greater efficiency and accuracy.

Qualifications
Bachelor's degree in Accounting, Finance, or related field (Master's or CPA preferred).
5+ years of progressive accounting/finance experience, with at least 2 years in a leadership role.
Strong experience in hospitality, real estate, condominium or association finance highly preferred.
Prior experience with homeowner associations, rental programs, and owner accounting is a significant advantage.
Proficiency in financial systems, including Springer Miller Systems (SMS), QuickBooks, and Microsoft Office Suite (advanced Excel skills required).
Excellent interpersonal and communication skills - both written and verbal.
Proven ability to lead teams, influence stakeholders, and present to Boards and ownership groups.
Highly organized, detail-oriented, and capable of managing multiple priorities under deadlines.
