The Superintendent supervises the field construction of a project, including its organization, planning, scheduling, and enforcing safety, in order to complete the work on time, within the budget and to quality specified. In the performance of this function, the Superintendent is responsible to protect and promote the interest of TMG in all matters and to take actions, as required, to satisfy responsibilities which include, but are not limited to the following.

Responsibilities:

  • To have knowledge of all general contracts and subcontract documents, drawings, and specifications and to develop the onsite plans and procedures for the implementation including quality control efforts.

  • To develop within the project documents, the quality control procedures and requirements.

  • To have knowledge of the job and to see that the work is performed within the boundaries of the analysis.

  • To plan and review the construction program with the Project Manager including procedures, plan layout, equipment, and manpower.

  • To work with the Project Manager in the preparation of the project schedule, to keep them properly updated, and to see that the job does everything feasible to meet the required dates.

  • To set up all project requirements for temporary construction services.

  • To examine all drawings and specifications for suspected design deficiencies, impractical details and constructability issues, and to refer any findings to the project engineer who will bring them to the attention of the architect and document these findings directly to the Architect/Engineer.

  • To work with the Project Manager in scheduling and expediting the delivery of materials and equipment furnished by the Contractor and subcontractors, and to assume the primary responsibility for their timely onsite delivery along with the Project Manager.

  • To coordinate, direct, and monitor the daily activities of civil subcontractors, labor, and material.

  • To coordinate, and direct, when necessary, the activities of inspection agencies and to effect remedial actions indicated by the reports of these agencies.

  • To keep the Project Manager currently informed as to changes made in the field, so that such changes may be covered by general contract change orders and subcontract change orders, to properly authorize, validate, and process all documents involving changes.

  • To review and approve monthly estimate of work completed, payrolls, material invoices, and all other disbursements.

  • To participate in the timely preparation of monthly requisitions. The Superintendent shall work with the Project Manager in preparing the requisition for the owner.

  • Responsible for communicating with clients, design professionals and other project stockholders regarding project details and specifications, as directed by the Project Manager.

  • Monitor detailed scopes of work and bid packages for all civil trades and subcontractors.

  • Maintain a good working relationship with Client, Subcontractors, Engineer, Vendors, City and Government Agencies, Inspectors and ensure project coordination, schedule and documentation on a regular basis throughout all stages of construction through project closeout.

  • Maintain minimal disruption to occupied areas during construction.

  • To set up all project requirements for temporary construction services, including but not limited to trailer(s), temporary electric, telephones and office equipment, etc.

  • Responsible for reviewing civil subcontractor work to ensure compliance with contract drawings and specs.

  • Maintain daily logs including updates, issuing reports, and tracking for all civil work.

  • Responsible for working with Project Manager to provide the necessary documentation, investigation, and reporting of all claim issues of extra work, time extensions and insurance matters, including workers' compensation, property damage and general liability claims.

  • Inspect all material and equipment at factory and in field as required to enforce plans, specs and material procurement requirements. Attend and witness all factory and field tests and provide written reports of same.

  • Supervise/manage/direct the selection, training, development, appraisal and work assignments of field personnel.

  • To establish and maintain good safety and security practices for the entire project in accordance with' safety bulletins OSHA and any other applicable safety codes and regulations.
  • Attend regular job and special meetings and document, distribute and communicate issues discussed, including resolution of open items, remedy work and cost issues.

  • Review and comment on shop drawings and field Sketches for civil work at site.

  • Provide leadership to others through example and sharing of knowledge/skill.

  • Perform other duties as required.
