Senior Project Manager / Registered Roof Consultant (RRC)

Roof Consulting Services, Inc. (RCS) is seeking to hire a Senior Project Manager and / or Registered Roof Consultant (RRC) with the educational or employment background / experience required to manage multiple commercial roof system replacement projects concurrently.

Our team of principals and key personnel has substantial roof system evaluation and roof design knowledge that allows our company to provide numerous clients with clear and precise evaluation reports and replacement design documents.

Education & Certification Requirements

• Registered Roof Consultant (RRC) certification from The International Institute of Building Enclosure Consultants (IIBEC – formerly RCI)
• Education requirements may be satisfied through equivalent combination of education and past job experience on a case-by-case basis.

Responsibilities / Duties

• Functions as the lead construction coordinator which includes participation as lead communicator between clients, contractors and design team. Requires comprehensive understanding by all team members’ responsibilities, quality control expectations, budget, deadlines, etc. in order to deliver successful projects to the clients. Serves as the primary contact between client, other RCS personnel and selected contractor representatives.
• Generate project specific technical specifications for the installation of new or replacement / recovery roof systems.
• Direct AutoCAD technicians in the development of project drawings (roof plans & installation details)
• Attend and / or assist owner with pre-bid / pre-construction meetings to support the coordination of project details / requirements with all internal and external constituents to ensure project needs are met.
• Respond to all contractor questions throughout the bidding phase by issuance of formal addendum to bid documents.
• Develop excel spreadsheet bid-tabulations of bids received from contractors to provide to client for internal use / review as well as to substantiate recommendations provided by RCS as to contractor selection.
• Develop AIA construction contracts between RCS client and selected contractor (client template used upon request)
• Review and approve / reject project submittals & shop drawings to ensure materials selected / fabricated by the installing contractor meet the design intent & contract requirements.
• Respond to all Requests for Information (RFI) received from contractor though the duration of the installation.
• Review all change order requests received from the installing contractor though the duration of the project and provide recommendations for approval / rejection to Client.
• Track projects progress and work with RCS scheduling department to ensure that all interim inspections (in-progress / final inspections) included in the project contract are completed.
• Write and / or review in-progress and final inspection reports throughout the duration of the project and provide instruction to installing contractor as to proper corrective action to address deficient / punch list conditions as requested.
• Review and approve / reject all contractor pay applications through duration of project.
• Obtain and provide to client all project close-out documents (project warranties, as-built drawings, lien release, etc.)
• Maintain accurate billing for services rendered throughout the duration of the project.
