General Description

The Superintendent plays a vital role in the successful construction of Neighborly Constructions residential multi-family properties. Working in close collaboration with the Development Project Manager and General Manager, the Superintendent is responsible for managing daily construction operations. This includes overseeing construction crews, ensuring compliance with OSHA regulations, coordinating general labor personnel, and supporting financial and administrative tasks. The Superintendent ensures that all construction activities are executed efficiently and safely, maintaining alignment with project timelines and quality standards.

Supervisory Responsibilities

  • Oversee the scheduling, assignments, and daily workflow of subordinate staff in the department.
  • Manage the whole construction site.
  • Complete constructive and timely performance evaluations.
  • Prepare and conduct 3A+ SAM meetings with your direct reports.
  • Manage your direct reports in accordance with 3A+ principles.

Essential Duties and Responsibilities

  • Oversee all on-site construction operations, including Geotechnical, framing, electrical, plumbing, finishes, and final punch lists.
  • Ensure that daily work is performed safely, efficiently, and according to plan.
  • Maintain a visible presence on the job site to provide direction, monitor work quality, and address concerns in real-time.
  • Schedule and direct the work of subcontractors, ensuring each contractor performs tasks according to scope, specifications, and timelines.
  • Coordinate deliveries of materials and equipment to avoid delays and if delays occur, notify the team including but not limited to project managers, property management team and all respective departments.
  • Manage labor resources to optimize productivity and cost-effectiveness.
  • Track the progress of all phases of construction against project timeline. Identify and mitigate delays through proactive planning or resource reallocation. Collaborate with the Project Manager to update master schedules and communicate changes to all Investors.
  • Enforce adherence to building codes, environmental regulations, and company policies. Conduct quality control inspections to ensure craftsmanship and materials meet design specifications and industry standards.
  • Perform comprehensive site walks to assess safety conditions, monitor work progress, and identify potential issues. Maintain detailed records including daily reports,, safety checklists, photos, and field notes to document project activity.
  • Enforce company and OSHA safety regulations through regular site audits, and ongoing training. Ensure personal protective equipment (PPE) compliance and that safety signage and barriers are in place.
  • Facilitate daily morning briefings and weekly coordination meetings with subcontractors and field staff.
  • Demonstrate self-accountability by scheduling, preparing for, and conducting a monthly 3A+ SAM meeting with your supervisor, and report the outcomes of these meetings to Human Resources.
  • Familiarize yourself with the job descriptions of the individuals you supervise.
  • Embrace the principles of the Outward Mindset.
  • Complete all assigned training through GraceHill and any other required classes or seminars, such as Outward Mindset Gatherings, Outward Performance, and other relevant training courses.
  • Perform any other related duties as assigned by management.

Required Knowledge, Skills, and Abilities

  • Proficiency in Microsoft Office suite, and any Construction software.

  • Skilled at handling multiple competing priorities and deadlines while paying close attention to detail.

Education and Experience

  • Bachelors degree in Construction Management with a minimum of 5 years of relevant experience,
  • At least five (5) years of management experience, with an emphasis in managing large scale construction projects.

Certificates, Licenses, Registrations

  • OSHA 30 certification
  • Project Management Professional Certification (PMP)
  • Certified construction manager (CCM)

  • Frequently exposed to outside weather conditions.
  • Occasionally exposed to bloodborne and airborne pathogens or infectious materials.
  • While performing the duties of this job, the noise level in the work environment is usually moderate to loud.
  • The employee must occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required by this job include close vision; distance vision; vision; peripheral vision; depth perception and ability to adjust focus.
