Role Overview: The Project Manager is responsible for overseeing the full lifecycle of assigned construction projects—from initiation through close-out—ensuring all deliverables are completed on time, within budget, and in alignment with client expectations. This role serves as a key liaison between internal teams and clients, while also supporting operational efficiency, financial performance, and client satisfaction.

Core Focus:

• Effectively manage all phases of commercial roofing projects, maintaining full ownership of scope, schedule, and budget. • Provide proactive communication and coordination across internal teams and external stakeholders. • Ensure operational excellence by adhering to company standards, safety protocols, and client requirements. • Deliver exceptional client service that reinforces Best Roofing’s reputation for quality and reliability.

Key Responsibilities:

• Manage assigned projects according to the company’s standardized project lifecycle and Best Roofing University guidelines. • Administer contracts and change orders, ensuring compliance with scopes of work, timelines, and budget constraints. • Utilize FollowUp CRM to maintain project data, track progress, and meet critical deadlines. • Coordinate with the Construction Manager to schedule inspections, manage material delivery logistics, and support field operations. • Facilitate client meetings, site visits, and pre-construction planning sessions. • Ensure timely and accurate project billing, documentation, and collections; maintain DSO targets. • Prepare and review subcontractor pay applications for approval. • Ensure proper registration and coordination of warranties and manufacturer inspections. • Maintain organized digital project files, ensuring all forms and documentation are stored for audit and reference within CompanyCam. • Track and manage budget forecasts, cost tracking, and variance reporting. • Create and deliver OPM reports using Company Cam; prepare/deliver Close-Out Books and Notice of Termination documentation. • Support ECAC meetings by providing accurate project performance updates and budget comparisons. • Engage with internal warehouse team to track inventory usage and product reconciliation. • Collaborate cross-functionally with Marketing, Business Development, and Sales to deliver final project documentation to clients. • Maintain a safety-first approach, ensuring compliance with OSHA and internal safety policies. • Ensure all POD’s (proof of deliveries) are turned into the accounting department within 24 hours of the job commencing. • Contribute to continuous process improvement initiatives and uphold company values in all interactions.

• Project Delivery Excellence: Projects are completed on time, within scope, and under or at budget while meeting or exceeding quality standards. • Financial Performance: Maintains strong financial controls by consistently achieving billing targets, reducing cost variances, and maintaining project profitability margins. • Client Satisfaction: Earns positive client feedback and maintains strong relationships, evidenced through repeat business, client referrals, and minimal project-related disputes. • Operational Compliance: Accurately uses project management systems (e.g., FollowUp CRM, ComputerEase), adheres to internal procedures and documentation protocols, and meets all reporting deadlines. • Collections & Cash Flow: Actively manages receivables to maintain Days Sales Outstanding (DSO) at or below 45 days and follows up diligently on all outstanding accounts. • Team Collaboration: Demonstrates strong communication and teamwork across departments, contributing to a high-performing, solutions-oriented culture. • Continuous Improvement: Engages in professional development, actively contributes to process improvements, and consistently seeks opportunities to increase efficiency and effectiveness.

Skills & Experience:

• Proven experience managing commercial roofing or construction projects. • Strong understanding of project scheduling, budgeting, contract administration, and client relations. • Excellent communication, interpersonal, and negotiation skills. • Highly organized, detail-oriented, and proactive in driving projects forward. • Proficiency in Microsoft Office (Excel, Word) and project management tools (FollowUp CRM, Company Cam, ComputerEase). • Familiarity with roofing systems, permitting processes, and manufacturer compliance preferred. • Strong ethical standards and a commitment to excellence. • Bachelor’s degree in construction management, Engineering, or a related field preferred.
