Our client is seeking a highly skilled
Estimating & Preconstruction Manager
to lead preconstruction and estimating activities across a diverse portfolio of projects. This role will support the enterprise by collaborating with operational groups, project teams, and external partners to deliver accurate, innovative, and value-driven estimates using Lean principles and integrated project delivery methods. The successful candidate will be responsible for overseeing both internal and external estimating efforts, participating in design-phase cost planning, and mentoring junior team members.
Duties and Responsibilities Preconstruction Leadership Lead the estimating effort from early conceptual budgeting through to subcontractor procurement and project hand-off. Collaborate closely with project teams, architects, engineers, and clients to deliver accurate, well-structured cost estimates aligned with Target Value Design and other Lean practices. Oversee the creation of bid documents and procurement strategies that support project execution and schedule requirements. Estimating Operations Review drawings, specifications, and attend pre-bid meetings to fully understand project scope and establish cost parameters. Manage the entire bidding process: bid solicitations, communications with bidders, proposal reviews, bid tallies, and final selection analysis. Ensure estimates are accurate and complete before submission by owning the review and quality control of all estimating packages. Cost Modeling & Value Engineering Perform material and methods evaluations, cost-benefit analyses, and propose alternate solutions where needed. Work with design and project teams to maintain design-to-budget alignment, offering cost-effective options and life-cycle cost considerations to maximize client value. Identify and consolidate risks, opportunities, and potential cost variances to integrate into project forecasts and reports. Collaboration and Client Communication Serve as a key liaison between clients and internal stakeholders, maintaining a professional and ethical relationship at all times. Communicate openly and transparently with clients while protecting confidential and proprietary information. Support internal departments by establishing effective estimating protocols, reporting formats, and resource assignments. Technology and Process Integration Assist in the implementation of model-based estimating tools and processes in collaboration with design professionals. Proactively contribute to process improvements in estimating and preconstruction methodologies. Ensure accurate use of take-off, scheduling, and cost modeling software tools. Team Development Coach and mentor junior estimators and preconstruction staff to build a high-performance estimating function within the organization. Foster an environment of continuous learning and collaboration among team members.
Qualifications Bachelor’s degree in Construction Management, Engineering, or Architecture required (or equivalent education and experience). 8–10 years of experience in construction, structural engineering, architecture, or estimating, with a solid understanding of the construction lifecycle. Expertise in estimating systems, cost databases, material/labor productivity, and conceptual estimating techniques. Demonstrated experience with both Guaranteed Maximum Price (GMP) and Lump Sum (Hard Bid) delivery methods. Proficiency with software tools such as Excel, WinEst, On-Screen Takeoff, Microsoft Project, and Primavera. Valid driver’s license required; may be subject to annual Motor Vehicle Record (MVR) checks depending on the role’s travel needs.
