Our client is hiring for a Lead Project Manager oversees all awarded projects, driving profitability, quality, and client satisfaction. This role bridges
estimating, project execution, and team leadership
, ensuring jobs are completed on time, under budget, and to our client's company standards. Reports directly to the President.
Core Responsibilities
Preconstruction & Estimating Support Provide field knowledge to the estimating department. Perform onsite/walking bids for potential clients, including measurement verification. Review bids to identify gaps in scope. Review awarded contracts for errors, omissions, and revisions. Maintain
Project Kick-Off & Planning Conduct turnover meetings or review turnover video (depending on job size). Request and approve paint submittals and samples. Develop written project plans before job start. Collaborate with Superintendent and Lead Painter to assign foremen. Review specs to identify at least
10% cost savings
via equipment, labor, and material adjustments.
Project Management & Execution Conduct site visits (frequency based on project size). Walk jobs with GC and Foremen, ensuring scope compliance and quality. Identify issues, scope gaps, and potential change orders (>45% GP target). Attend onsite meetings and lead bi-weekly job meetings with APM and Superintendent. Track punch list completion — keep within defined percentage threshold. Ensure proper sequencing: work performed as bid, minimizing rework. Monitor profitability ( job GP >35%
).

WIP reports
and update accounting as needed. Update and maintain the
Billing Forecast
monthly. Support collections: assist accounting with client communication on late payments.
Team Leadership & Development Manage Assistant PMs, Superintendents, and Foremen. Hire, train, conduct performance reviews, and manage terminations. Mentor team members, providing direction and feedback. Approve PTO requests for the PM department. Approve equipment purchases and rentals.
Subcontractor Oversight Issue subcontractor agreements. Verify and approve weekly subcontractor billings. Ensure subcontracted work meets company standards.
Client & Stakeholder Relations Build trust and maintain relationships with General Contractors. Respond to GC/client inquiries promptly. Deliver change orders and address escalated issues. Maintain positive NPS scores from GC feedback. Attend weekly executive and WIP meetings with leadership.

Qualifications Experience:
10+ years in Project Management (paint/drywall preferred). Education/Training:
High school diploma or equivalent; OSHA 30 certification; ongoing safety, skills, and management training.
