Description
We are seeking a skilled Bookkeeper / Property Manager with extensive knowledge and hands-on experience using AppFolio (This is required). This is not just an accounting position - the ideal candidate will also be comfortable stepping into various operational and administrative tasks related to property management.
You should be well-versed in all aspects of property accounting, including bank reconciliations, vendor and tenant transactions, financial reporting, and more. Additionally, we're looking for someone who understands the day-to-day workings of residential property management and can assist with tenant coordination, lease oversight, and other on-the-ground tasks as needed.
This is a full-time, in-office position located in Santa Monica, CA, with long-term growth potential for the right candidate.
Responsibilities
•Reconcile bank accounts using AppFolio and ensure accurate financial records
•Manage vendor payables and tenant rent receivables with a high level of accuracy
•Process security deposits, move-in fees, CAM charges, and tenant charges
•Maintain and manage tenant ledgers; ensure all charges are accurately recorded
•Administer rent increases and ensure lease changes are reflected accurately in the system
•Oversee auto-payments with utility companies and ensure timely, accurate transactions
•Maintain detailed and organized financial records for all properties
•Generate and review monthly reports, including rent roll, cash flow, and expense reports
•Provide regular updates and reporting to management regarding financial status
•Support the property management team with administrative and operational tasks as needed
•Assist with lease renewals, notices, vendor coordination, and general property-related duties
•Consistently input daily financial transactions and finalize the posting process

•Make sure accounts payable/accounts receivable are processed efficiently
•Bookkeeping: Enter data, maintain records and produce financial reports
•Manage payroll duties to ensure employees are paid on time
Qualifications
•Extensive hands-on experience with AppFolio (required - will be tested)
•Strong understanding of residential property management accounting
•Proficient in managing tenant and vendor transactions, CAM charges, and rent adjustments
•Experienced in generating and analyzing monthly property reports (rent roll, cash flow, expenses)
•Comfortable supporting broader property management operations beyond accounting
•Strong attention to detail, excellent organizational skills
•Ability to multitask and stay organized in a fast-paced environment
•Excellent verbal and written communication skills
•Must be based in or near Santa Monica, CA, and able to work in-person full-time
•Strong knowledge of QuickBooks, Excel, and basic accounting systems
•Must be well-versed in general accepted accounting principles (GAAP)
•Bachelor's degree in accounting or related field required
•At least 2 years of work experience at an accounting firm or as a cost accountant, management accountant, bookkeeper, or related position
•Must exhibit exemplary problem-solving, communication, and time management skills
