Vice President of Capital Projects & Facilities

to lead capital improvements, renovations, and facilities operations across our growing

multifamily real estate portfolio . This strategic leadership role is responsible for driving capital initiatives, ensuring operational excellence, and aligning facilities operations with company goals. The ideal candidate is an experienced

real estate and construction leader

who can balance strategic vision with hands-on execution, build and mentor high-performing teams, and deliver exceptional results that enhance property performance and the resident experience. Key Responsibilities Leadership & Strategy Provide strategic direction for all capital projects, renovations, and facilities operations across the multifamily portfolio. Lead, mentor, and develop regional facilities and capital project managers to ensure alignment with company and asset management goals. Foster a

service-first culture

within facilities operations to support property performance and resident satisfaction. Capital Projects & Renovations Oversee planning, budgeting, and execution of major capital projects, renovations, and property upgrades. Manage the full project lifecycle: scope development, vendor selection, bidding, scheduling, quality control, and closeout. Leverage portfolio scale to negotiate favorable pricing, warranties, and vendor partnerships. Maintain a rolling five-year

capital expenditure plan

aligned with strategic and financial goals. Facilities & Maintenance Operations Direct preventive maintenance programs, safety initiatives, and property inspections. Ensure compliance with OSHA, EPA, fire codes, building codes, and all local, state, and federal regulations. Support hiring and development of property-level maintenance leaders. Standardize company-wide policies, procedures, and best practices for facilities and capital project management. Monitor facilities budgets to drive cost savings and operational efficiencies. Risk Management & Compliance Ensure contractors and vendors meet all insurance, safety, and quality standards. Oversee insurance claim processes, inspections, and remediation efforts. Conduct due diligence on acquisitions, dispositions, and recapitalizations, assessing physical conditions and long-term capital needs. Develop and maintain environmental, health, and safety programs. Collaboration & Reporting Partner with the COO, Asset Management, and Property Operations to align facilities initiatives with portfolio strategies. Communicate progress, budgets, and timelines with executive leadership and property teams. Provide regular reporting on capital project status, facilities performance, and budget variances. Qualifications 10+ years of progressive experience in

multifamily capital projects, construction management, and facilities operations Proven track record managing

large-scale capital budgets

and portfolios of 5,000+ units. Strong leadership skills with experience building high-performing, service-oriented teams. Excellent vendor negotiation, project management, and communication skills. Highly organized, analytical, and detail-oriented with the ability to manage competing priorities. Proficiency in Microsoft Office Suite; experience with

project management/job costing systems
