We are seeking a highly skilled

Lead Estimator

with 7–10 years of experience in construction estimating, cost planning, and procurement management. This role is critical in driving the preconstruction phase by delivering precise cost estimates, managing bid processes, supporting procurement, and ensuring financial alignment from concept to completion. The ideal candidate will have experience working on bespoke or high-end residential construction projects and will demonstrate strong leadership, analytical, and communication skills.

Key Responsibilities: Lead the preparation of accurate and comprehensive cost estimates, take-offs, and construction budgets. Interpret architectural and engineering drawings, project specifications, and client requirements to evaluate project scope and deliverable requirements. Oversee the subcontractor and supplier bid process, including solicitation, analysis, and selection. Develop and manage the procurement strategy, including trade negotiations and alignment with ethical and regulatory standards. Identify and quantify cost impacts due to design changes, scope variations, or schedule adjustments. Collaborate closely with architects, engineers, contractors, and clients to align cost plans with project goals. Support contract preparation and negotiation, ensuring scope alignment, risk mitigation, and legal compliance. Assist project managers with budget tracking, cost control, and financial reporting throughout the project lifecycle. Monitor and report on project progress, budget variances, and potential risks. Provide guidance to junior estimators and support cross-functional project teams. Prepare tender documents, conduct bid evaluations, and present comparative cost analyses to leadership. Maintain up-to-date knowledge of construction trends, labor markets, and material pricing.

Requirements: 7–10 years of experience in construction estimating, preferably in bespoke or high-end residential projects. Proven ability to lead the estimating process for complex, multi-phase construction projects. Deep understanding of construction methodologies, building systems, and market pricing. Experience managing procurement processes and contract negotiations. Strong ability to interpret technical drawings, specifications, and construction documents. Excellent communication, leadership, and stakeholder management skills. Highly organized, detail-oriented, and capable of managing multiple bids and deadlines simultaneously.

Qualifications: Bachelor’s degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field. Proficiency in estimating software (e.g., Bluebeam, PlanSwift, Sage Estimating, ProEst, or similar). Advanced proficiency in Microsoft Excel, Word, and other Office tools. Understanding of local and federal construction regulations, procurement laws, and building codes. Experience working on luxury residential, hospitality, or architecturally driven projects is strongly preferred.
