Seattle Central College is looking to hire a Capital Projects & Maintenance Manager in Facilities & Plant Operations Department
Salary Range for this position is $77,880 to $107,549 annually
(depending on experience).

Position Summary
Under the supervision of the Director of Facilities & Plant Operations, the Capital Projects & Maintenance Manager will be responsible for developing and implementing institutional Capital Projects processes, guidelines, and standards to ensure campus capital project planning efforts align with the institutional mission, objectives, strategic plans, and comply with regulatory requirements. The position is also responsible for managing facilities in accordance with applicable policies, standards, procedures, collective bargaining agreements, legal requirements, and budget parameters. The Capital Projects & Maintenance Manager advises the Director and senior leadership on critical and emerging issues regarding capital projects and facilities maintenance, as well as nurtures a responsive customer culture and productive relationships with staff, other departments, and other parties. The Capital Projects & Maintenance Manager Independently performs work with minimal supervision within the parameters of the facilities management system.
This position is full-time, working 40 hours per week, Monday through Friday, primarily 7:00 am to 3:30 pm.
This position works 100% of the time on-site.
This position is governed by a collective bargaining agreement with representation by AFT-SPS.

What You Will Be Working On
Maintenance Management
Schedules and assigns maintenance; Assures work assignments are consistent with job classification; Evaluates work methods and procedures; Implements appropriate changes, and assures proper handling of cleaning chemicals, pesticides, and hazardous materials using the computerized maintenance management system (CMMS) and in coordination with any team supervisors or managers. Schedules and oversees inspections, troubleshooting, and preventive maintenance on facilities, grounds, and associated equipment. Oversees the use of CMMS for all departments of the college, managing work order entry and completion in the CMMS for building systems and equipment to assure facilities performance metrics can be analyzed and reported. Oversees maintenance and repair of facilities, grounds, and associated equipment in compliance with applicable policies, procedures, codes and regulations. Assists the Director on all College hazardous materials waste disposal, manifest, SDS sheets, and all reporting to authorities having jurisdiction. Coordinates college door key management in partnership with College Safety and Security and Administrative leadership. Ensures compliance with local, State, and Federal environmental, health and safety requirements, including training. Performs facilities inspections weekly to comply with Department of Ecology, Labor, and Industry safety standards. Assists in developing budgets for assigned areas; Manages expenditures in accordance with planned budgets. Reviews and recommends purchases for maintenance. Assures accurate records are maintained. As directed, supports the Director in development of college facilities master plans, capital budgets and biannual state capital appropriation requests by identifying issues, researching conditions, developing estimates, etc.
Team Management
Effectively manages direct reports and the engineering team, by coaching, counseling, and observing performance and offering developmental support and performance evaluation; Maintains records of performance and ensures consistent evaluation and feedback is given Encourages employee development by communicating job expectations and planning, monitoring and appraising job results; Assists with employee career development as appropriate; Initiates, documents, and implements disciplinary actions as needed. Onboards new employees; Provides technical support and assistance to staff and is responsible for ensuring that individual employees receive required training and that a record of employee training is maintained.
Capital Projects & Project Management
Under the direction of the Director of Facilities & Plant Operations, supports the District's and College's commitment to sustainability by planning, designing, and constructing capital projects and physical improvements using sustainable principles such as those established by the U. S. Green Building Council and following guidelines such as those set forth by the Association for the Advancement of Sustainability in Higher Education and other similar organizations. Plans and schedules projects; Inspects, approves, and reports on all phases of projects in collaboration with Capital projects and college staff. As directed, assists with project management of small remodel and repair projects conducted by in-house staff as needed. As required, participates with capital development project team for design and build of campus infrastructure. Manages consultants throughout the capital planning and implementation process; Coordinate capital planning, architectural and engineering, and other consultants deemed necessary for the planning and implementation process. Serves as the primary liaison between the college and the Department of Enterprise Services Engineering & Architectural Services division and its Energy Program for all capital projects, including energy savings performance contracts. Monitors and maintains progress of institutional capital development plans and updates to Major Institutions Master Plans (MIMP); Assists in preparing all required MIMP compliance documentation and reporting to the city of Seattle. Facilitates the biennial Facilities Condition Survey conducted by the SBCTC state architect and at the direction of the Director of Facilities and Plant Operations prepare a list of requested repairs, improvements and physical plant or infrastructure investments. Contributes to all aspects of college-level space planning, space allocations and space utilization. Under the direction of the Director for Facilities and Plant Operations, effectively manages improvement and facility repair projects at the college and its co-located campuses. Coordinates feasibility analyses, programming, preliminary studies and development of alternative solutions, preparation of project estimates and budgets, solicitation, receipt, and evaluation of project bids, construction administration, site observation of construction, management of the project budget, and project close-out. Works with Operating Engineers to assure alignment with existing facilities and proper handoff to maintenance upon project completion. Monitors and oversees construction project scope, budget, standards and schedules; Participates in contractor conflict resolutions and disputes; Implements corrective measures as necessary; Coordinates project activities to minimize impact to departments and programs; Maintains and archives project records; Provides routine project and budget status reports. Leads and or serves on college and district-wide committees as needed, including the Facilities Operations and Maintenance Advisory Committee.

What You Bring As a Candidate
Bachelor's Degree in a related field; OR Five or more years of progressively responsible experience in facilities maintenance management, physical plant operation, commercial capital construction management, or related field; OR an equivalent combination of education, training and experience that provides the required skills, knowledge and abilities may substitute formal education. Demonstrated experience managing public works projects. Previous experience with staff supervision. Demonstrated organizational ability and ability to work effectively in collaboration with broad stakeholder groups. Demonstrated cultural proficiency and the ability to communicate and work effectively with people from diverse racial, ethnic, religious, gender, age, sexual orientation, socio-economic backgrounds with diverse physical and learning abilities. Demonstrated ability to work effectively with a variety of stakeholders including agencies, consultants, contractors, city officials, inspectors, Citizen's Advisory Councils, and college staff to facilitate a successful construction management program. Proven experience in training; ability to convey complex information in an understandable way to a variety of audiences in individual, small, and large group settings. Demonstrated excellent written, verbal, and interpersonal communication abilities. Possess a valid Washington driver's license at time of hire and throughout employment.
