About the Position This position manages a team of Land Acquisition and Land Development managers across 6 targeted markets in the southeast. It is ideal for current Vice Presidents of Land, Directors of Land, or Land Acquisition Managers looking to advance their careers in a growth-oriented environment. The role offers a unique opportunity for professionals with a strong land acquisition and management background. Job Highlights Extensive Expertise: Seeking a seasoned professional with substantial team management experience. Strategic Leadership: Oversee all aspects of land acquisition, community development, and municipal relations. Collaborative Planning: Develop sketch plans with engineers and land planners, influencing community designs. Operational Excellence: Lead land development efforts, ensuring due diligence, value engineering, and budget preparation. Community Engagement: Build relationships with local communities and municipalities to facilitate land project approvals. Responsibilities Land Acquisition Conduct market analyses to identify acquisition opportunities. Monitor market trends to inform strategies. Generate acquisition leads through networks. Evaluate market data for project feasibility. Lead project initiation, negotiations, due diligence, and legal collaborations. Manage entitlement and annexation processes. Represent the company in presentations to stakeholders. Negotiate contracts and easements with legal support. Land Feasibility and Due Diligence Review sites for development potential. Understand local zoning and ordinances. Work with engineers on preliminary plans. Perform detailed due diligence and feasibility analyses. Develop schedules and budget estimates. Coordinate technical reviews and value engineering. Present final reports and recommendations. Land Approvals Coordinate with stakeholders to support projects. Track approval processes and address issues. Prepare exhibits and manage project expenses. Oversee site design and municipal approvals. Implement cost-effective development strategies. Collaborate on design reviews and contract documents. Lead project meetings and entitlement stages. Manage rezoning and master planning processes. Engage with municipalities on community-specific needs. Qualifications At least 7 years of experience in land acquisition, divestiture, and development. Proven team management skills. Expertise in deal structuring and negotiations. Excellent communication and human relations skills. Strong contract negotiation background.
