November 1, 2025 The Opportunity Mountain Housing Opportunities (MHO) has delivered affordable housing solutions for income-limited homeowners and renters in and around Buncombe County since 1988. In 2020, MHOs Board of Directors adopted an ambitious 5-year Strategic Plan that outlined goals to help meet our regions demand for more and better affordable housing solutions. That plan includes increasing production for both affordable rental and homeownership units, doubling the number of households served by home repair, expanding our down payment assistance program, adopting a service-enriched housing model for MHOs affordable rental communities, growing philanthropic support, and examining our outcomes across our services in order to identify and improve our ability to deliver services that address historic inequities and deliver justice and empowerment through housing. MHOs suite of affordable housing programs and services are all the more critical as our region begins our long-term recovery from the devastating impacts of Hurricane Helene. MHOs asset management team is responsible for the long-term ownership interest in a strong portfolio of affordable apartment communities and commercial developments. The portfolio includes 40 residential properties with 1,500 total rental units and ownership interest in three mixed-use condominium associations. As we continue to scale our work to meet Western NC's affordable housing needs, MHO is seeking an experienced Asset Manager to build capacity within a knowledgeable and skilled team to further our pursuit of a proactive approach to asset management. Position Summary The Affordable Housing Asset Manager will be accountable for the active and strategic pursuit of the long-term goals and objectives to optimize performance of a portfolio of specific properties. The goals are focused on mission impact, financial and physical sustainability, and maintaining positive relationships with property funders and regulatory agencies. The Affordable Housing Asset Manager reports to the Director of Asset Management. Key Responsibilities:
Specific performance accountabilities include, but are not limited to the following: Oversee a portfolio of residential and commercial assets, ensuring the highest performance of each asset against strategic goals. Provide analysis and strategy for new developments, acquisitions, and rehabilitations, helping MHO make strategic and informed decisions on opportunities. Ensure long-term sustainability of new developments, acquisitions, and rehabilitation projects through informed contributions to project planning. Monitor ongoing physical property conditions and performance against established benchmarks, operating trends, market forces and initial projections. Identify and positively resolve problems related to watch list properties. Conduct periodic market research to maintain an understanding of rental market in each location. Develop and implement multiyear capital improvement plans in cooperation with third-party management company. Monitor quality of third-party property management through review of performance against property management contracts and management plans, property financial reports, regulatory compliance, and resident satisfaction surveys. Ensure optimal operation and performance of each asset through development and execution of strategic property plans, ongoing management reviews, accounting forensics, and operating expense trends. Maintain in-depth knowledge of and compliance with HUD, USDA-RD, low-income housing tax credit, and state Housing Finance Agency regulatory policies and procedures. Manage capital needs assessments, including understanding the physical condition of properties, forecasting capital plans and budgets, and monitoring reserve levels. Ensure positive financial plans through review, approval, and analysis of annual operating budgets in coordination with the Financial Asset Manager. Establish performance benchmarks for properties, monitor ongoing performance, and compare results against initial projections and market forces. Develop and maintain the integrity and quality of property data systems. Prepare submissions for third party reports and updates. Coordinate asset management departmental activities with internal and external customers and vendors. Periodic update of asset management plan. Required Qualifications Working knowledge of housing programs and at least three (3) years of finance, accounting, development, or property management experience for a nonprofit organization or equivalent experience; knowledge of finance, accounting, property management, and real estate development preferred. Ability to demonstrate compassionate service with diverse individuals from all walks of life, including, but not limited to, race, income, age, and ability. Strong interpersonal skills required to relate to renters, partners, and colleagues. Ability to work well in a collaborative environment. Demonstrated appreciation of the mission and work of Mountain Housing Opportunities. Demonstrated ability to think strategically with a thorough understanding of strategic housing development. Must be self-motivated, results oriented and able to set priorities while working on numerous projects simultaneously. Excellent interpersonal, organizational, communication (both verbal and written), analytical and negotiating skills. High energy, positive can-do attitude, curious, flexible, team-oriented, with strong attention to detail and a good sense of humor. Open to becoming certified in Asset Management in first two years. Proficient with computer skills and knowledge of Microsoft Excel.
