The New Terminal One at John F. Kennedy International Airport is a bold and exciting project to develop a world-class international terminal that will serve as an anchor terminal in the Port Authority\'s $19 billion transformation of JFK into a global gateway to the New York metropolitan area and the United States. The New Terminal One will set a new standard for design and service, aspiring to obtain a Top 5 Skytrax ranking and be considered one of the finest airport terminals in the world.


The New Terminal One is being built on sites now occupied by Terminal 1 and the former Terminal 2 and Terminal 3, where it will anchor JFK\'s south side. Construction is taking place in phases. The first phase, including the new arrivals and departures halls and first set of 14 new gates, is expected to open in 2026. At completion, anticipated in 2030, the New Terminal One will be 2.6 million square feet, making it the largest terminal at JFK and nearly the same size as LaGuardia Airport\'s two new terminals combined.


The New Terminal One will be a 23-gate, state-of-the-art, international-only terminal. Sustainably designed and future-focused, the terminal will feature expansive, naturally lit public spaces, cutting-edge technology, and an array of amenities, all designed to enhance the customer experience and compete with some of the highest-rated airport terminals in the world.


The Role


The Airline and Commercial Development Director will play a key role in advancing strategic projects that drive long-term value and sustainable revenue growth across NTO\'s commercial portfolio including, but not limited to, airline leasing, lounges and other sources of revenue creation for NTO.


Success in this role demands a strong combination of financial expertise, strategic thinking, project management, effective communication, and creative problem-solving — all within a fast-paced environment. The successful candidate will cultivate a diverse set of key relationships including airlines, concessions tenants, contractors, regulatory agencies and other external stakeholders to ensure the successful delivery of commercial spaces within the terminal, support airline growth, and drive improvements that enhance the passenger experience and generate revenue.


What you’ll be doing


Project Management of Revenue Generating Uses



  • The Director will support contract negotiations and manage project implementation for a variety of income-generating uses including, but not limited to, airline use agreements, concessions, airline lounges, and commercial partnerships across the terminal.

  • The Director will proactively help identify potential issues and make recommendations for creative solutions to keep initiatives on track and within budget.


Strategic Analysis and Planning



  • The Director will lead analysis and recommendations for investments or partnerships that have the potential to generate additional revenue for the terminal.

  • This includes assessing the competitive landscape and the broader airport ecosystem to ensure NTO remains strategically positioned.

  • The role may also involve collaborating with the Port Authority of New York and New Jersey, regulatory agencies, and other stakeholders to support long-term infrastructure planning, including airside capacity expansion and alignment with regional aviation growth initiatives.


Stakeholder Engagement



  • The Director will oversee a broad range of stakeholder relationships including those with airlines and government partners.


Qualifications



  • Bachelor’s Degree required; Graduate Degree in real estate, business, finance, public policy, urban planning, architecture or similar field strongly preferred

  • 10+ years of experience in related fields

  • Experience in aviation and transportation preferred

  • Strong analytical mindset, financial expertise, and quantitative proficiency, with a proven ability to leverage data to inform and drive strategic decisions

  • Excellent communication skills and an ability to synthesize complex issues and present them clearly

  • Demonstrated ability to work in a fast-paced environment with competing priorities

  • Collaborative approach to working with and on cross-functional teams

  • Proactive and self-directed leadership capabilities to juggle multiple high-priority projects simultaneously

  • Deep understanding of airline operational and commercial priorities

  • Strong executive presence and relationship-building skills

  • Proven experience collaborating with public agencies and/or navigating multi-stakeholder environments


Where will you work


This role will be hybrid and is currently located in Building 111 at JFK Airport. As NTO progresses towards its operational phase, your role may transition to the terminal, where you will be directly involved in the day-to-day activities of this state-of-the-art international terminal.


Security clearance


This role requires a valid Secure Worker Access Consortium (SWAC) clearance and/or Security Identification Display Area (SIDA) badge, which will be obtained and maintained throughout employment. Successful candidates will be subject to a background check and other security clearance procedures. Candidates who cannot obtain and maintain this credential will not be considered for employment.
