Responsibilities
- Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources to achieve established budgeted financial and operational goals and ensure compliance with Company policies and applicable laws.
- Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing marketing information, and accessing operational reports to establish historic and predicted performance patterns.
- Meets targeted revenues by setting rent rates, ensuring rents and fees are collected and posted timely, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approves invoices from vendors, contractors, and service providers for payment, ensuring validity of insurance certificates, coding charges to appropriate accounts, and coordinating between vendor/contractor, accounting, and the client/owner as needed.
- Controls expenditures by staying within the approved budget and manages petty cash fund.
- Oversees the lease enforcement process including applicant approval, renewals, inspections, notices, evictions, and late fees as allowed by the lease terms.
- Gathers, analyzes, and interprets market and economic trends to implement marketing and leasing strategies to achieve occupancy and revenue goals.
- Promotes resident satisfaction and retention by addressing complaints and requests promptly and ensuring maintenance standards are met by the maintenance team.
- Conducts regular property inspections to ensure safety, cleanliness, and appearance of the property and amenities.
- Supervises property staff by recruiting, hiring, orienting, training, and managing performance in line with Company policies and values.
- Assists in managing client/owner relationships by meeting with owners, providing performance updates, and responding to owner requests.
Physical Demands
- Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions.
- Lift up to 25 pounds independently and up to 50 pounds with assistance.
- Occasional travel to assist other properties, attend trainings, or meetings.
- Flexible work schedule including on-call evenings, weekends, and holidays.
Compensation
The salary range for this position is $87,000 - $90,000.
Additional Compensation
- Corporate Positions: May be eligible for quarterly or annual bonuses based on performance.
- Onsite Property Positions: May be eligible for weekly, monthly, and/or quarterly bonus programs.
