Direct Hire; $110K base salary

Location: Central/Northern California (Modesto, Carson City, Burbank)

Type: Full-Time, On-Site

Travel: Required; reimbursed per company policy

Reports to: Director of Property Management & Asset Manager

Direct Reports: None initially; future oversight of APM and maintenance team

License: CA Real Estate License preferred, not required

Position Summary

We are seeking a hands-on, multidimensional Commercial Retail Property Manager (CPM) to oversee a unique portfolio of open-air lifestyle centers and grocery-anchored retail properties totaling approximately 600,000 square feet. The ideal candidate is experienced in managing complex, hybrid-use centers, understands the nuances of legacy assets, and thrives in environments requiring high engagement, strategic planning, and operational creativity.

This is not a hybrid role. Due to the size, geographic spread, and evolving needs of the portfolio, the Property Manager must be present in the field, providing leadership and on-site oversight across Modesto, Carson City, and Burbank.

Key Responsibilities

  • Full operational responsibility for a portfolio of retail centers, including a 270,000 sq. ft. flagship property with diverse retail, office, and vacant common areas.
  • Partner closely with the Maintenance Supervisor to address deferred maintenance and bring a sense of TLC and renewed vibrancy to underperforming properties.
  • Lead the charge on property repositioning strategies—reinvigorating historically underperforming assets and adapting them for modern retail use.
  • Serve as the key liaison between ownership and tenants; manage co-tenancy issues, leasing activity coordination, construction oversight, and vendor relationships.
  • Develop and manage property budgets, CAM reconciliations, and expense controls.
  • Coordinate with the leasing team on merchandising strategies and space planning.
  • Monitor and enforce tenant lease compliance and resolve tenant issues with professionalism.
  • Travel across the portfolio footprint regularly, with travel expenses fully reimbursed.

Qualifications

  • 5+ years of commercial property management experience, ideally in hybrid lifestyle centers, mall operations, and grocery-anchored retail.
  • Proven experience with asset repositioning and value-add strategies.
  • Strong knowledge of co-tenancy clauses, lease administration, and retail operations.
  • Experience working with owner-operated assets and high-touch tenant relations.
  • Highly capable of independent field work, with excellent organization and self-direction.
  • Working knowledge of construction project oversight, budgeting, and CAM reconciliations.
  • Ability to build future team structure, including mentoring APMs and leading maintenance staff.
  • Comfortable wearing many hats—from strategic oversight to hands-on property problem-solving.
  • CA Real Estate License preferred but not required.
