Hornig Companies seeks a full-time Maintenance Technician to respond to work orders, prepare units for new move-ins and perform preventive maintenance throughout Hornig Companies' Minneapolis/ St. Paul locations.
What would my responsibilities include?
Landscape installations: seeding, digging, planting, etc.
Lawn care: mowing, trimming, mulching, weeding, clearing brush, etc.
Building cleaning: sweeping, mopping, vacuuming, dusting, cleaning light fixtures, cleaning windows, cleaning baseboards, cobwebs, etc.)
Snow removal: shoveling, spreading snow melt and sand, ice control, etc.
Cleaning apartment trash-outs: cleaning units where have left behind furniture, debris, etc. Includes the disposal, packaging and storage or removal of the items prior to turnover cleaning
Water extraction
Mice extermination and other pest extermination as needed. To be supported by contracted pest control services
Train in and perform apartment maintenance repair including replacement and installation of lighting, ceiling fans, blinds, mirrors, broken windows, sheetrock repair, closet doors, smoke detectors, caulking tubs or sinks and other similar repairs.
Train in and perform general repairs to ensure each unit is up to company standards before new move in
Hands-on work of all building repairs, preventive maintenance and general upkeep of the projects
Train in and perform plumbing repair such as leaking faucets, toilets and other fixtures
Communicate with regarding repairs using excellent customer service
Promote safety and be efficient in work practices
Special projects as assigned by supervisor

What should I bring to the team?
Excellent attention to detail
Ability to lift up to 75 pounds occasionally and 20 pounds regularly
Have the ability to stand, lift and bend for up to 8 hours (with breaks) in hot/cold and wet environments
Have the ability to ascend and descend several flights of stairs throughout the course of the work day, often carrying items
Have the ability to push and pull throughout the course of a work day
Have the ability to work in a team environment as well as independently
Comfortable working on ladders, kneeling and crawling in small spaces with regular bending, working overhead and twisting and turning of the body
Understanding of Fair Housing compliance
Ability to keep good records, enter and review information in company software including but not limited to Appfolio, Yardi, an electronic timekeeping system
Ensure proper daily grooming
Good verbal and comprehension English communication skills
Dependability – including reliable, responsible, and dependable, and fulfilling obligations
Operate with the highest levels of integrity and honesty
Ability to meet and deal tactfully and courteously with coworkers, and vendors
Thorough knowledge of job hazards and applicable safety precautions to complete work in the safest manner possible
Maintenance experience, grounds, cleaning and/or property management industry experience may be
Possess and maintain valid driver’s license, meet car insurance requirements and possess reliable transportation for the purpose of roving between properties during working hours
Regular on-site attendance
