Maintenance Technician Opportunity

Gaffney Housing Authority is seeking a Maintenance Technician to ensure safe and well-functioning public housing units and community grounds. Working under HUD guidelines and GHA policies. The individual will perform routine inspections, diagnose mechanical/electrical/plumbing issues, and coordinate repairs, always prioritizing safety and efficiency.
Position Summary
The Maintenance Technician supports residents and property management by performing routine and corrective maintenance at GHA properties. The role ensures maintenance tasks are completed efficiently, safely, and in alignment with organizational standards.
Key Responsibilities
Respond swiftly and professionally to resident maintenance requests and document completions promptly. Maintain and repair residential and common-use fixtures: doors, windows, blinds, gutters, drains, lighting, shelving, etc. Perform carpentry, masonry, drywall, plumbing, electrical, painting, appliance, and roofing repairs. Conduct preventative maintenance for HVAC, sewage, water, cooling, and heating systems and assist with troubleshooting. Adhere to emergency/on-call rotation for after‑hours service. Maintain tools, vehicles, and equipment in good condition. Follow all Housing Authority policies related to safety, attendance, and conduct. Required Skills & Abilities:
Proficient in fundamental maintenance methods, tools, materials, and building systems. Ability to perform semi-skilled tasks across multiple trades, follow written and verbal instructions, and prepare basic work reports. Broad knowledge of maintenance crafts; ability to interpret blueprints, plans, manuals, and Housing Authority procedures. Strong customer service, communication, and teamwork skills with a professional demeanor. Demonstrates responsiveness, accountability, safety consciousness, and adaptability.
Qualifications:
High school diploma or GED. Minimum of two (2) years of experience in building/labor maintenance (electrical, plumbing, HVAC, carpentry, general construction). HVAC Certification preferred or must be obtained within one year of hire. Valid South Carolina driver's license, reliable transportation, and insurability under employer insurance. Successful completion of a criminal background check.
Physical & Environmental Requirements:
Ability to stand, bend, stoop, climb, and lift up to 100 pounds regularly. Work may take place indoors or outdoors in varying weather conditions and environmental settings. Must use Personal Protective Equipment (PPE) as required.

At-will employment status. Reports directly to the Director of Maintenance. Salary and benefit package to be determined based on experience and internal pay scale. Mandatory participation in random on-call rotation.
