Job Summary
In a safe, efficient, and professional manner the Maintenance Technician completes the required PMs and repairs on commercial and industrial facility equipment. The technician communicates effectively and follows through on tasks.
Essential Duties and Responsibilities
- Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
- Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document performance).
- Maintains, troubleshoots, and performs minor repairs on equipment, sometimes with guidance from more experienced technicians.
- Inspection/evaluation may include measurement of operating characteristics (speeds, pressures, vacuum, or vibration) and wear assessment; replacement of expendables (e.g., belts, hoses, fluids, filters).
- Servicing and maintaining docks (levelers, seals, bumpers), commercial doors (automatic, hollow metal, and overhead), and commercial locks and door hardware.
- Other preventative maintenance may include filter changes, condenser cleaning, oil changes, lubrication of machinery.
- Repairs could include routine cleaning/patching/painting, basic equipment repairs (small plumbing and simple electrical), and addressing client concerns with lighting.
- Completes detailed training on life-critical work practices related to confined space procedures, hazardous energy control, and required documentation using paper and digital systems.
Documents work results in the CMMS, analyzes findings, and recommends updates to PM lists. Communicates with coworkers and customer staff to ensure work requests are understood and status/expected completion dates are clear. May provide guidance to Sub-Contractors of facilities services. Other duties may be assigned by the Site Manager.
Qualifications
Education
High School diploma (or equivalent) required; preference for some undergraduate business or trade school training.
Business Experience
At least one year’s experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock locks, and overhead door hardware, with experience maintaining dock maintenance program records. Experience must include maintenance of pneumatic and/or hydraulic systems. Prior experience with door manufacturers such as Rite-Hite, Power-ram, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion Door Hardware, Assa Abloy is preferred. Experience in roles requiring physical labor including mechanical, electrical, plumbing, and carpentry concepts is preferred.
Licenses/Certs
AAADM certification is preferred. Must possess a valid driver’s license.
Language Skills
Ability to interpret instructions furnished in written, oral, diagram, or graphic form. Ability to interpret safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence and operate the work order system. Ability to speak effectively before groups of customers and/or employees.
Technical Qualifications & Skills

- Use of hand and power tools
- Disassembly/reassembly of fixtures, fans, pumps, HVAC equipment, and other building equipment
- General plumbing, electrical, and carpentry skills

- Proficiency with computers, mobile devices, and work order systems
- Ability to adapt to dynamic priorities and changing customer expectations
- May require non-customary schedules and weekend work
- Basic math skills for calculating figures and applying concepts of algebra and geometry
- Problem-solving in concrete-variable situations
Physical Demands
Regularly stand for extended periods, walk, use hands, reach, stoop, kneel, crouch, or crawl. Climb stairs and ladders. Frequently lift and/or move up to 40 pounds. Tolerate adverse rooftop working conditions and temperature changes.
Work Environment
Occasional exposure to fumes, airborne particles, toxic or caustic chemicals, risk of electrical shock, vibration, moderate to high noise levels, and outdoor weather conditions (including extreme cold/heat). Safety equipment may be required (steel-toe shoes, hearing protection, hard hat, eye protection).
