Responsibilities
The duties below are a general guideline for the Marketing Manager position and do not constitute all tasks or initiatives expected of the person. There may be other duties assigned by the supervisor to effectively manage the portfolio. This position will include some travel to assigned properties and owner meetings.
- Leds in the development and execution of marketing strategies and programs to support the portfolio's financial performance, including marketing, advertising, leasing, new development presentations, and client communications.
- Partner with regional leadership and community managers to implement creative marketing and advertising strategies within budget guidelines, including online advertising, corporate and property websites, SEO/SEM, SMM, referrals, signage, outreach and email marketing.
- Create and maintain online content for property websites, social media and advertising; monitor multi-channel advertising results and adjust as necessary.
- Collaborate with regional marketing teams and Digital Strategy teams to assess marketing efforts.
- Provide marketing support to under-performing properties by analyzing traffic and leasing performance, developing and implementing aggressive campaigns, and evaluating results.
- Oversee development of signage, curb appeal deliverables, promotional materials, presentations, websites, reports and training materials for assigned properties.
- Lead presentations to owners/clients with proposed marketing plans and reports highlighting results and opportunities.
- Identify and evaluate marketing vendors, negotiate service contracts, and monitor advertising partners with WBPC teams.
- Monitor market trends, forecasts, and economic conditions affecting occupancy; recommend changes to offset downturns or seize opportunities, and advise management on improving asset performance.
- Collaborate with regional marketing teams, support corporate events and initiatives, and act as a brand leader for Willow Bridge.
- Ensure staff are trained on approved digital marketing tactics aligned with brand standards, including social media and online reputation management.
- Maintain knowledge of national marketing platforms (e.g., Yardi, Entrata, Rent Café, Updater, Chatmeter).
- Coordinate with the Director of Marketing Operations to ensure feeds and integrations are functioning.
- Support new technology adoption and work with the Director of Digital Strategy to set up Google Analytics for each community website.
- Assist with recruitment, career events and tradeshows; assist in creating RFPs and pitch presentations.
- Assist in national and regional advertising/marketing campaigns and resident retention promotions.
- Maintain a collaborative environment with Regional Property Managers, Senior Regional Marketing Director, and the Strategic Solutions team.
- Help plan regional events (sales meetings, seminars, community outreach, and corporate events).
- Provide training for Online Presence and Social Media courses and related marketing courses as available.
Qualifications
• Minimum 2 years of experience in the multifamily housing industry with a focus on marketing.
• Minimum 2 years of experience managing marketing for a diverse portfolio of communities (new construction, lease-up, renovated, conventional).
• Minimum 2 years of experience with social media campaigns (Facebook, Instagram, Twitter, Snapchat, Pinterest, Google My Business, blogs, etc.).
• Ability to travel within the assigned portfolio roughly 20%–40% of the time.
• Excellent verbal and written communication; ability to present to diverse audiences, summarize reporting, and make recommendations.
• Creative, proactive, and able to work independently and in teams; strong listening and feedback skills.
• Ability to multi-task and prioritize in a fast-paced, changing environment.
• Proficient with Gmail, MS Office, CRM software, Canva, property management software, Adobe Creative Suite, and other creative tools.
Additional Desired Skills:
• BS/BA Degree in Marketing, Business, Communications, or equivalent field.
