All new hires will be required to complete a criminal background investigation, provide satisfactory references, and provide proof of identity and legal work eligibility in the United States. Responsibilities
Diagnose and perform property maintenance/repairs on a daily basis. Electrical and plumbing repairs including rodding sewer lines. HVAC and domestic water systems (certifications may be required for some repairs). Appliances, tile, carpet, wood flooring, interior/exterior lights, ceiling fans. Gas fixtures and appliances when applicable; shutters, doors, cabinets, windows, sliding glass doors, boiler, gas and electric systems. Door locks, P.O. Boxes re-pining and locks; security systems, fire protection equipment, entry systems, emergency power systems. Walls, drywall and plaster repair; finish carpentry and hardware installation. Waste management repairs (chutes, compactors). Ensure vacant apartment homes are rent-ready in a timely manner; perform make-ready work as required. Maintain customer service standards; respond to resident requests and resolve problems to residents satisfaction. Inspect vacated apartments, complete make-ready checklists, and inform the Service Director of needed services. Routinely restore apartments to market ready status; re-inspect after make-ready operations for quality. Maintain accurate records of service requests and make-ready progress. Monitor property condition and report unsafe conditions; report major repairs to the Service Manager before expenditures. Maintain inventory of spare parts and maintenance materials; identify utility meter cut-offs and prepare maps; perform routine preventive maintenance on make-ready units. Comply with company policies and safety standards; promote safe work practices. Ensure compliance with federal, state, and local laws, including Fair Housing regulations. Respond to on-call emergencies; weekend and after-hours overtime may be required. Perform other related duties as assigned. Qualifications
1 year of related property maintenance experience. Helper A level union training required; if not completed, sign up for the next available 2-year apprenticeship training while in the role. Ability to read and write English; ability to read maintenance tickets and labels on cleaning and chemical supplies. Basic arithmetic skills for estimating, calculating averages and percentages. Ability to operate general office equipment as needed. Ability to use general maintenance tools and equipment (hand tools, power tools, safety equipment, etc.). Ability to handle chemicals and cleaning supplies; physical ability to stand, walk, stoop, kneel, crouch or crawl, and climb. Provide own basic tools and be skilled in safe use and maintenance of listed tools and equipment. Tools may include hand tools, power tools, wheelbarrows, dollies, ladders, and various mechanical equipment.
