Job Summary:

The Maintenance Technician performs a variety of skilled, routine general preventative maintenance duties in the installation, repair, alteration, and modification of buildings, equipment, and facilities. This position is called upon to diagnose, troubleshoot, and repair items of all types. The successful incumbent will be skilled in utilizing blueprints, specifications, schematics, and applicable codes to guide work activities. The Maintenance Technician operates with a team together mindset willing to assist with projects and activities as needed, including some off-duty emergencies.

Requirements: High School diploma or equivalent. Vocational training during high school and/or technical training beyond high school preferred. 5 years' experience in building maintenance and/or education in building systems / repair work. • Highly skilled in one or more areas of facility maintenance. Develops, maintains, and performs preventive maintenance program on all facility, structure, and equipment. This includes developing procedures and instructions to perform skilled routine maintenance activities using blueprints, schematics, and wiring diagrams as well as completing scheduled rounds, as assigned, to check for malfunction of equipment, items in need of repair, safety hazards, and other maintenance needs. Able to complete the required research to identify replacement parts needed and follow procedures for ordering. Completes required repairs / updates and reports findings to supervisor. This includes troubleshooting, repairing, installing, replacing, testing, and adjusting system components as listed: Electrical (e.g., motors, switches, outlets, breakers, run wires, and adjusts system components) Plumbing (e.g., pumps, valves, fixtures, faucets, bundles, water softeners, etc.) HVAC (e.g., pumps, valves, steam traps, coils, high pressure steam regulators, chillers, DX air conditioning, thermostats, controllers, belts, air compressors, etc.) Equipment and systems (e.g., laundry, kitchen, telephones, communication fire alarm, nurse call, appliances, fire extinguishers, beds, etc.) Heating plant (e.g., high pressure steam boilers, chemical feed pumps, cooling towers, chemical testing, blow down procedures, prepare boilers for state inspections, etc.) Activities may also include performing tasks related to the building trades (e.g., drywall installation and repair, carpentry repairs, framing and fabrication of projects, painting, varnishing, installing concrete, brick work, etc.) Maintains a clean, safe work environment. This includes avoiding hazards and following accident prevention protocols. Handles assignments necessary to maintain safety, fire prevention, and security policies in and around the buildings and grounds. Assists with grounds-related work (e.g., snow removal, lawn maintenance, landscaping - care of trees, shrubs, flower beds, etc.) Skills:

Familiarity with equipment found in a commercial facility. Demonstrated knowledge of safety procedures related to role. Skilled at reading, interpreting, and utilizing blueprints, schematics, and wiring diagrams to guide work activities and develop procedures and instructions. Demonstrated extensive knowledge of procedures, techniques, materials, and testing of equipment used in installation, maintenance, and repair of facility structure (e.g., doors, windows, roofing, etc.), facility systems (e.g., electrical, plumbing, HVAC, etc.), and equipment (e.g., laundry, kitchen, etc.) Mechanically inclined, physical strength and ability to climb ladders, able to work in confined quarters or equipment, manual dexterity and visual acuity, able to lift and install motors on machinery, able to sit, stand, squat / kneel to perform duties of the role. Highly organized, detail oriented, with the ability to multi-task. Able to work independently, utilize computer or mobile device to access work-related applications, and maintain a positive working relationship with teams supported, vendors, and others.
