This is a full-time hourly position with direct responsibility for the daily maintenance and upkeep of properties within an assigned client portfolio. The maintenance technician is responsible for performing highly diversified duties to troubleshoot, install and repair and maintain building and property equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site's business goals and objectives. Responsibilities: • Routine maintenance and repairs as needed. Includes minor electrical (i.e. ballast, replace light bulbs), plumbing, painting, grounds keeping, and carpentry work. Conduct periodic inspections of the interior and exterior of the buildings, as directed • Respond to daily work orders as provided by Call Center promptly. Communicate issues for resolving W.O. to dispatch. • If applicable, follow PRM Tablet protocols, including but not limited to: tracking job site time, technician notes, recording funds spent on materials, and taking appropriate action after work is completed to close out all finished work orders. • Provide basic level equipment repair. Perform Preventative Maintenance to all mechanical equipment based on PM Schedule. • Provide emergency/unscheduled triage of facility equipment during operations and perform scheduled maintenance repairs of equipment. • Direct/assist 3rd party vendors when appropriate. Assist contractors with access, directions, etc. when in the building. • Daily trash pick-up and policing of exterior grounds and building entrance maintenance. Includes removal of trash and emptying of receptacles and ashtrays, blowing, sweeping leaves, and watering lawn, if necessary. • Identify areas that may be a potential safety, liability, or security risk. Report to Senior Property Manager immediately. Also, report any cars that are illegally parked or appear to be abandoned. • Promote general cleanliness of all interior common areas. For example: hallways, walk-off mats, restrooms, entrances, etc. • Maintain clean and organized work vehicles with up-to-date oil changes and vehicle inspections • Assist with the organization and cleanliness of Workshop • Be available for after-hours on-call rotation during assigned week • Comply with safety regulations and maintain clean and orderly work areas. Qualifications: • Valid Driver’s License • High School Diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience • Must be able to pass a criminal background check • 4+ years of maintenance or equivalent experience • Ability to lift at least 75 pounds • Must always maintain a professional demeanor with tenants and staff • Must have tools • Always maintain a neat and professional appearance • Ability to work on-call hours i.e. weekends, nights and holidays Compensation: $25 - $26 hourly
