Leasing Consultant (Lease-Up) Supervisor:

Non-exempt (Hourly) JOB SUMMARY:
Shows and leases apartments to prospective residents and supports the community's marketing plan. Responsibilities Assists applicant in completing rental application, collects security deposit. Ensures the model and target apartments are ready for show; maintains work areas and office in a clean and orderly manner; aware of the community's curb appeal. Has thorough knowledge of lease terms, specifications and all community policies. Knowledgeable of required telephone and sales techniques. Knowledge of Fair Housing Standards. Thorough knowledge of leasing techniques and sales methods; informed of current rental rates, unit sizes, locations and all amenities of the community. Maintains contact with apartment locator services and local businesses to provide informational material; updates periodically. Responsible for monitoring competitive properties. Develops full knowledge of application information required, screening processes and policies regarding rentals. Develops and maintains an on-going resident retention program under the direction of the Community Manager. Maintains proper maintenance of all resident and community files. Maintains market surveys on a monthly basis. Efficient and timely processing of all required administrative forms, reports and related information. Reports unusual or extraordinary circumstances regarding the community or residents. Courteous, efficient handling of resident requests and complaints. Maintains a professional appearance and behavior at all times. Seeks educational opportunities and self-improvement for personal growth and development.
Qualifications
Education and/or Experience: High school diploma or GED; or 1-3 months related experience and/or training; or an equivalent combination of education and experience. Language Skills: Ability to read and interpret documents, write routine reports and correspondence, and speak effectively before groups of customers or team members. Mathematical Skills: Ability to calculate figures such as discounts, interest, commissions, proportions, and percentages.
Training, Certificates, Licenses and Designations
Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within specified timelines from hire date. Certificates: Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designations are highly recommended; Fair Housing Certification is required within 14 days of hire.
