An experienced
Property Manager
is needed to oversee the operations of an
85100 unit apartment community
in Tacoma, WA. This individual will be responsible for day-to-day operations, financial performance, and compliance, while ensuring the property maintains its strong reputation and appeal in the local market. WHAT YOULL DO
Provide full oversight of an
85100 unit community , focusing on both operational efficiency and curb appeal.
Supervise, mentor, and support a maintenance technician.
Manage financials including budgeting, rent collection, delinquency control, expense management, and reporting.
Ensure compliance with all
City of Tacoma-specific housing, eviction, and property management laws.
Handle escalated tenant relations, including conflict resolution, delinquency situations, and evictions.
Coordinate unit turns, maintenance needs, and vendor relationships to maintain high standards.
Identify and recommend capital projects to improve property performance and attract quality residents.
Develop and implement strategies to maximize occupancy, retention, and overall financial results.

Proven track record with budgeting, financial reporting, and delinquency control.
Experience handling difficult tenant situations with professionalism and fairness.
Strong organizational skills with high attention to detail, especially in unit turns and reporting.
Hands-on leadership style with prior supervisory experience.
Proficiency in property management software ( Yardi preferred ) and Microsoft Office.
