This role has a set schedule of Tuesday through Saturday and requires being part of the on-call rotation for after-hours emergency requests. Compensation Hourly: Starting at $26.53 - $33.16 per hour, depending on years of experience, tenure, and location. Annual Starting Compensation: $55,182 - $68,972. Bonus: Average quarterly bonus potential of $400 per quarter, with an average annual potential of $1,600. Total Annual Starting Compensation Potential: $56,782 ($55,182 base + $1,600 bonus) or $70,572 ($68,972 base + $1,600 bonus). 40% housing discount eligible at a Windsor Community.
Key Responsibilities
General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains. Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized is Yardi. Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement. Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (HVAC, plumbing, electrical, fire & life safety) to ensure proper functioning and prevent potential issues. Safety and Compliance: Ensure compliance with safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment). Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from the Service Manager. Record Keeping: Maintain accurate records of maintenance activities, repairs, and daily mechanical rounds. Use computer, smartphone, and tablet. Customer Service: Interact with residents in a professional and courteous manner, addressing concerns promptly and effectively. Interact professionally with contractors, vendors, and suppliers. Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience
Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred. Experience: Minimum of 2 years of experience in apartment maintenance or a related field. Proficient in using hand and power tools. Strong experience in HVAC, plumbing, electrical, and general maintenance repairs. Excellent problem-solving skills and attention to detail. Ability to work independently and as part of a team. Excellent communication and interpersonal skills. Experience using smart devices and property management software. EPA Type II preferred or ability to become certified within 90 days of start date. CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
Physical Requirements:
Ability to lift and carry up to 50 pounds. Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
