Direct the communitys marketing, advertising, sales activities, leasing team, and resources to achieve revenue, occupancy, resident retention, and leasing goals. Monitor market conditions, develop short- and long-term marketing plans, implement pricing, concessions, and advertising strategies to boost traffic and leases. Develop print and internet advertising strategies; utilize property management software to generate sales and leasing reports and monitor results. Collaborate with maintenance to ensure the propertys appearance and safety; implement merchandising techniques to promote apartments and the community; regularly inspect ready units for marketability. Participate in the leasing process by generating traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policy. Review financial and operational reports to identify issues affecting leasing performance; present marketing and leasing results to clients, owners, and business managers as needed. Oversee the lease renewal program, including communications and notification processes and assisting with move-outs as necessary. Respond promptly to resident and client/owner concerns, documenting and conveying requests as appropriate. Supervise the leasing team: interview, hire, orient, train, and manage performance in line with Company policies and values. Licenses and Certifications
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions. Incumbents must have a valid drivers license to drive a golf cart on property. Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects; crawl in confined areas as needed. Work inside and outside in various weather conditions. Push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance. Occasional travel to assist other properties, attend training, meetings, or daily responsibilities. Flexible schedule including on-call during evenings, weekends, and holidays. Compensation and Benefits
Hourly range: $17.00 - $22.00. Additional compensation: bonus programs may apply (corporate or onsite) based on performance.
